I don't think Bryan really is a college town, at least not to the extent that College Station is. It's a town that's close to a college. That's why I bought my house there when I worked for A&M. To get away from the college (to a degree).
College Station is now a MASSIVE college town. I remember when it had 35k residents, but I would argue that virtually all of the growth since is directly related to A&M. When I started at A&M (August 1990), I was told that Target was the largest private employer in town. I'm sure that's not the case any more, but I suspect something research-related has the honor at this point.
But we can call Lubbock a college town. Tceh has a huge influence there.,, and they named themselves Tceh.
