Long story short, a neighbor down the street sold their home about a year ago. When they sold, I asked him who they were to see who our new friend could be.

He said "not sure. Some guy."

Fast forward a year, and no one has moved in. The property is marginally maintained (lawn mowed, pool serviced, etc.) but no one lives there.

About a month ago, we noticed a little bit of activity. Saw a Tahoe park outside. Louisiana plates (we're in north Texas). Trash cans were put out for the first time in a year.

Next day, Tahoe gone, trash cans put up by me (just rolled them into the driveway) about 5 days later.

Last week I saw a guy getting into an uber with a suitcase in the middle of the day. No cars parked outside. No more activity.

Today, an unlicensed plate Raptor comes screaming down our neighborhood street, turns around, comes by our house, and then goes back to this house and parks.

Driver was so reckless our UPS driver called the cops to report it. (My wife was out front with the kids when this happened).

Now, there's a different car out front.

Property is owned by a newly formed LLC.

Can one of our PI's do some sleuthing for me and figure out who these joker(s) are?

FWIW, this is a $1.3mm home with a pool… that no one stays in. So weird. And now somewhat unsettling.

Is the home listed on any rental sites (Air bnb, Vrbo)? There was a house like that in our neighborhood. They would say a family of 4 was renting it for vacation and then the strip club after party would roll up to the house.

It's not and people in the hood have been busted doing that from HOA and the SAHM brigade.

Just weird that a year later and we're seeing activity.

I've a house that has never been lived in 30 years down the street from my house. Yard maintained and been repainted at least once.

I'd worry about vandalism before anything else.

I think you would really enjoy the show Ozark. Check it out. It will make you feel better because those folks were self employed.

But seriously, the house is an LLC simply to protect their assets. I'd like to think it's some cool cartel story but it's likely just boring story with folks that have financial sense. At least o hope that's what it is because all of the fun options are rally not fun if you live there.

That wasn't a brag but more context to say this isn't a 3/2 1800 sqft house that someone plans on renting out as a fixer upper or anything.

Who pays that kind of money to just let a house sit?

That's an interesting thought. You'd still think that someone would have moved in or done something by now….

The property taxes and insurance (probably $25k/year) outweigh any gain you make without having the asset working or being in use.

That's what I thought. There's plenty of LLCs and I looked it up and got the same info Rexter did. The LLC is the initials of the guys's name. No one would bat an eye at that unless…

They bought a house in a suburban neighborhood at peak market value, then just never moved in?

lol. Surprisingly enough, we all have 1 stories on our street. Which is nice, no towering 5k sqft mansions. All built in 2021.

When the influx came north in a hurry is when all these people started building the biggest home on the floorplan list. That phase to the south are all 1.4mm and up. One house has at least a $500k pool.

I'm poor.

But if you find that on Zillow and see the interior, my old neighbor did a really good job. His pool is sick. Covered patio, putting green.

If I was there, I could talk to him about his roofing needs, get an interior inspection and chat about the finance options. Lots of ways to get tons of information through careful questions without getting stabbed and buried in the yard.

And of course if I do, then I guess your question will also be answered.

based on a few searches and plugging the guy's name into ChatGPT it looks like he's a real estate investor who owns a few properties as rentals

Any chance he is using it to show a residence in a specific neighborhood to get his kids into a certain set of schools? The couple that bought our house in Houston was keeping an address in Memorial just to make sure their kids could go to Memorial HS, though they actually lived mostly elsewhere.

Maybe? We are zoned to the flagship HS in the district but they could have bought a 300k house about 3 miles away and achieved that vs this home. I can't see that being why.

This is the most likely answer. This is an investment of some sort and the LLC makes sense.
