One of my good friends from S Texas has asked me to test the waters on a ranch that is very likely to be available this Fall. I think this is one of those situations where someone has died and now family members want to make some $$ of the land.
Pros: Ranch hasn't been leased or hunted in 10 or more years (no one in the family hunts), ranch has a house, electricity and water, ranch is approximately 10 miles from Zapata (reasonably close to town), ranch is not on the river side of the highway.
Cons: ranch is raw, will need work (blinds, feed pens, possible widening of senderos/road work), one neighbor apparently does have hunters and gets pressure, landowner is "new" to how leases work (possible unrealistic expectations). The ranch will NOT be available year round, just from opening of Dove season to end of deer season, essentially sept 1- Late January. ALL legal game deer, dove, duck, quail, geese, hogs, varmints, etc are allowed to be harvested.
The landowner has no knowledge of deer counts, density, etc. therefore it will be difficult to get a good idea of what harvest quotas will be (I'm gonna assume it will likely be 4-6 bucks total and similar on does, I'd strongly recommend asking for MLD in the lease agreement). Asking price will likely be $20-25/acre, depending on what is agreed to in the lease.
I am not involved in this lease, have not seen the ranch, and am just acting as a mediator for my friend. I have no financial interests in this lease either. I've sent my buddy good people in the past, and he always keeps me in mind when new ranches pop up.
