Interviewed a lot. Used Chris and very happy. Be sure to get a soil test - not everyone (including Chris) require it but too risky in Houston to build without it.

DCP builds lots in Katy and everyone loves them.

Custom Outdoors is a bit more white glove premium builder that does great work too.

they did ours at the end of last summer. Took them 6ish weeks all in. Had them do a patio extension too. I'm in Towne lake if you are nearby and want to see their work in person. Ours was more than your quote but I think worth it.

Ours would likely be a 25-30ish' x 15' with a tanning ledge and spa.

If that's going to be $100k+, I may have to rethink it.

Houston Cool Pools does our weekly cleaning and any repairs

I have connections to Regal Pools and Ultra custom Pools.

Both specialize in higher end back yards but work off any budget. If you'd like a point of contact, happy to send along

For price, the above is what we've found talking to several builders the last few years. I was more surprised that fiberglass doesn't save 'that' much over gunite. Maybe I was getting the ITL markup, but I think they pretty much start around $70K.

That's basically what we have and it's my understanding the price basically doubled from 50k-ish to 100k-ish after covid. I assume prices have come back down a little though...?

Don't forget about landscaping costs either. I'm not saying you need to break the bank, but even basic restoration is going to be another $5-10K. They tear up your yard big time.
