Not to be a negative Nancy, but we currently have a couple of units listed for lease in that development. Suggested rent is $850/bed until it gets phase 2 with the pool finished building out (next summer projected I think) - it's gonna be tough sledding.

So all this to say, if you can't find any renters between now and 8/1 - it could be a good bridge opportunity to consider a short term rental. Helps get some cash flow. This is what I am suggesting to my clients.

I am an investor and curious, are utilities included at this price?

Also, I see no pets authorized, but does that hold true for ESA and or Service animals considering that the unit will have 3 other tenants? I know the answer to this question if it was leased only to one tenant.

Interested to know about new townhome developments as well: From what I can tell, since units are individually sold, different owners have different criteria. According to website, All units have fenced rear yards so it is a "pet friendly" community.

I like how you HIGHLIGHTED animal deposit vs pet deposit. I get your drift, however a sophisticated parent/student will call their pet an Emotional Support Animal, for which you cannot legally require a deposit much less a non-refundable deposit.

I can't imagine someone willing to pay a $1200 nonrefundable ANIMAL deposit, this just might be enough motivation for them to seek the ESA route and force you to find some other reason to deny their application.

Good luck, I am with you but that highlight only brings you un-needed scrutiny IMHO. Good luck.
