Selling your house w/o Realtor

For those that have done this - any insights, pro's / con's, lessons learned?

I have time as I just retired, plenty of tools available (AI, etc). I'm just trying to minimize cost like everyone else.

You can sell your house without a realtor, take some photos, throw it on Zillow, and hope for the best.

But here's a quick real-life example:

A client of mine is renewing his lease. His landlord didn't use an agent when pricing the property, and I was able to negotiate him a below-market rate. After running comps, that landlord is leaving about $3,600-$4,800 a year on the table.

I told my client: sign that renewal ASAP.

The reality is, homes listed with realtors tend to bring in more overall.

I've done it. I've definitely saved money on the buyer side but as someone who doesn't like to use realtors there are definitely situations where they are useful and have saved me money.

If you're going to try it
A.) Stage it right
B.) Hire a good photographer (i phones won't cut it and experienced photographers know the angles)
C.) I would still consult a RE attorney.
D.) Find a good title company. They will walk you through most of it.

After all that, if it's still worth saving 1.5% over typical listing agent fees than go for it, but I doubt it.

I'm not a Realtor. I do believe, however, a good one makes or saves you money despite the prevailing wisdom here. Before retirement I participated in several thousand residential real estate transactions on the mortgage side. The vast majority of times I saw homes sell below appraised value were FSBO deals. The seller had $0 on one line item (commission) on their paperwork but didn't necessarily save money if they priced the house wrong.

Again I'm not in the game any longer but it seems to me asking how to sell without a Realtor is a signal to call a Realtor.

A great agent will save you thousands. The average agent is the average American.

You should definitely use an agent, but make sure they're great.

Sold my first home FSBO last year. Simple process and didn't have any issues finding interested parties. I was fortunate to have an attorney through work to draft all the paperwork up so the buyer didn't need an agent either. Saved me nearly 18k in agent fees.

We weren't in a rush to sell but still ended up having it under contract and sold in less than 3 months from the original Zillow/Homes listings. Tried the FB friends route at first and would not recommend that. Got lookers but nobody with real interest for about 2 months.

Caveat is my house pretty much sold itself with location and a couple nice features compared to others in the neighborhood. Probably will never use an agent when I sell or buy a house/land from now on. It adds a bit of work but not a huge deal unless you are in a real hurry to sell.

What I will never do again is move from a house without hiring movers...one of the most painful processes while having a full-time job and a pregnant wife.

Edit to add that we used our nice Nikon and cleaned the house up real nice for pictures. I'm sure professional pictures can help, but my wife is skilled picture taker and editor.
