Where to live and where NOT to live in San Antonio

Looking to downsize because of retirement. Don't laugh but hoping to spend no more than $225K.
Want an area that is safe and not prone to flooding and it can be up to 45 minutes away from San Antonio.

Even wondered about buying and putting a 900 - 1,100 sq ft modular on 1/2 an acres but don't really know what the TOTAL cost would be.

Based on what you have described the Floresville, Elmendorf, La Verna Sutherland Spring area matches up pretty well. Mind you this is not the hill Country this is the south east of town.

You can get 1-2 acres for 75K to 125K, that would leave you with some money left over for a mobile home.
Also there should be plenty of properties w/ mobiles already on them.

It's pretty country out there, a lot people w/ several acres a trailer an a horse and some goats, along with several neighborhoods with nice homes on 5 acre lots. Very sandy soil with nice oak trees and rolling prairie.

You should also look around Medina Lake. This issue with Medina is even though it's not far as the crow flies to San Antonio, depending on were you are and where you want to go it can be quite a drive, but worth a look for sure.

You could look at Canyon Lake - it has what your looking for, but at that budget, you won't like your neighbors. You would have to bump the budget up a little to find an area without active meth trailers all around you (and I say this as someone who is from Canyon Lake)

Personally, I think the money would be better spent if you went the trailer on an acre lot somewhere out there. I think that type of development won't age well.

I've been thinking the same thing. It will be a run down subdivision before long even though the HOA may help some. I'm 64 so it might well be my last dwelling and I was just hoping that it didn't go too far downhill in the next 15 years. I think I'd rather be near Boerne but fear land prices would be steep.

Try looking in the Pipe creek and Medina Lake area. That's probably gunna be your bet bang for buck near Boerne. Any nice peice of land near Boerne is going to come with a price tag. It's a booming and desirable area.

I work down in Poteet but constantly run the roads all over STX in the oilfield. You may consider Poteet, Pleasanton, or Charlotte if you're just looking for a trailer on a few acres in a quiet town. Once you get far enough past the southside of San Antonio it's not bad at all and still easy enough to get into town.

When I downsize I'm going to buy between 5 to 10 acres near NB and build a concrete, steel, and glass home.

La vernia seems to be getting kind of pricey now.

My roommate at A&M was from Jourdanton and you might not believe me but every girl he brought around from there ranged from pretty dang cute to total smoke show. All sweet as the day is long with just a little touch of crazy to keep things spicy. It blew me away.
