Buying a home but leasing the land

I just discovered a financial structure where you can buy a home (mostly mobile homes it seems) and you lease the land for between $450 and $650 per month. With this lease arrangement your water, trash, and sewer fees are included.
Advantages? You own the home but don't have to pay property tax on the land (at least not directly - there's no such thing as a free lunch).
Disadvantages? 1. You basically have to pay."rent" forever and 2. What if they try to raise the lease amount? You might essentially be forced to sell if it goes up too much.

Thoughts?

Sounds weird and like an enormous risk if it's even practical in the first place.

The county is going to assess taxes based on any improvements made. "Improvements" means built structures (not sure about mobile homes), and your landlord is inevitably going to factor that into your lease. Given that, I'm not sure how doing this gives you any kind of advantage...you aren't really eliminating your property tax burden, you are just going to wind up paying it and possibly with a markup.

I'd also feel very uncomfortable with the idea of owning a building on land I didn't own. What happens when the landowner strikes a deal with someone else to lease a portion of the land for something like minerals or a telecomm tower. Suddenly you could have a something (pump jack, cell tower) in "your" yard and there's nothing you can do about it.

Feels like a situation where you're asking to eventually be totally screwed. So many dynamics...

Owners change...
No price guarantees...
No control over the land itself...
Any eventual "have to move my house" costs...
"You're on my property/Private property" issues...

... and the list goes on.

Reading this forum sometimes is like people that can't speak English well trying to differentiate between a "booty call" and a "butt dial".
