I've seen some ads for extreme discounts on Windows 11 and Office 2021 downloads. They are advertised as non-subscription lifetime product key assigned to one machine.

There's one in particular that looks pretty legit from certifieddownloadcenter.com. They claim to be a MS authorized reseller. I was looking at the home/student 2021 for $59. They also have Home 2024 for $99.

Supposedly there's others available through Groupon and some other sites.

Anyone here have experience good or bad with this offer?

There are ways to get free operating systems and office suites, and apparently Microsoft doesn't care.

I bought all of that stuff form Electronic First. I think i bought like 5 copies of office and windows through them. All works fine and has for years. If it stops, their customer support is very good and they just reissue a key. I had that happen once. No problem. I think j paid 10 bucks for windows 11 pro and maybe 15 for office pro full suite. But it's been a while and I can't recall the pricing…but it was cheap.

I think all of these places just dole out enterprise license or something. Either way, it's cheap, it works, I'm happy.

This. Groupon is easy. Look for "Binding" license key deals, not ones with a random .iso you have to install from seller. If you cant add you keys to a Microsoft account online first for storage and then download your installers directly from Microsoft, you don't want it usually.
