Pagosa Springs vs Durango

Thinking about getting a place in southern Colorado. We've been going to Pagosa for years. Really like it there. Been to Durango less, but plenty of times.

Pagosa is a lot more reasonably priced. Is the extra money to get a place in Durango worth it? Obviously the town is bigger, but is there actually that much more to do?

I love fly fishing, and know the areas to fish around Pagosa well. Haven't fished as much at Durango. Thoughts?

Durango if the money and travel time budgets allow.

Hesperus and Purgatory are both nearby. Town is larger.

I think the scenery, while similar, is better in Durango.

Is medical in any way an issue? If so, Durango. Long story, but I spent a week in the hospital in Pagosa Springs. To be clear, they probably saved my life, but it really isn't the place you want to be in case of a serious medical issue.

On the humorous side, the hospital and the jail share the same kitchen. I don't know which was worse, me having to eat prison food, or the inmates having to eat hospital food. Also, at the time (2010) the hospital didn't have cable tv, and only had three stations, One was one of the big three, CBS/ABC/NBC, PBS, and QVC. It was a fund raising week for PBS and they were running a Lawrence Welk marathon. Between the meds and the fever, I'm fairly certain watching Lawrence Welk was about what an acid trip would be like.

Neither. Southern Colorado on the 160 corridor is full. Go look at port Aransas or elsewhere.

I like PS, but we recently stayed in Tellurude and the taller mountains and scenery through that area including Ouray, etc was amazing. It is much closer to that area from Durango. Although do like the more laid back feel of PS and it's only 12.5 to 13 hours away. Really can't go wrong with either.

Definitely a different price point between telluride and pagosa.

As in, million for a house on acreage or a million for a condo.

Dammit, that's the area the wife and I are eyeing in the next 2/3 years when we retire. We can't decide if we should maybe go west instead over to Monticello UT which is less in the mountains a but more in the land of sane government. Still a beautiful area but it makes me nervous how much attention it is getting lately that prices are going to explode before I get my chance to make a move.

Pagosa springs is still a small town compared to Durango. Durango is undergoing suburbanization towards Bayfield.

I'm friends with 2 retired couples from Pearsall, live in Austin and San Antonio now. In the last 6 months have purchased homes in Durango.

Consider Dillon, MT. Good fishing, nice town. And they have a taco bus.

I'm not questioning you, but genuinely curious as to when this was . I lived in Pagosa full time for 7 years. My wife was a nurse in the hospital, and with my job I was in the hospital a couple times per month at least. Many of our closest friends worked there as well. I spent time with my own kids in the hospital there. I have never heard anything about the prison and hospital sharing a kitchen. The prison not anywhere close to the hospital. Maybe I am dense and missed the joke? Maybe I somehow just never heard that it used to be that way a long time ago?

Yes, it is (was, not so much anymore) a smaller rural community- so you have to scale expectations. But compare Pagosa's hospital and medical services to any other similar sized town in the 4 corners area, and you will see they have invested significantly more.

Medical access would not be my concern at all after living in Pagosa. The hospital is very good and always expanding their scope of care, Durango is 60 minutes way, and they care flight to ABQ and The Springs for anything else.
There are lots of other things that I would be worried about before medical care. You will face similar or worse issues in any rural mountain town.

Check out Hebron/ Midway Utah area. Fly fishing, nearby skiing, 40 minutes from SLC airport which has numerous daily Direct Flights to Houston and Dallas. American, SW, United, and Delta. No connections, and no Liberal Colorado bs.
The limited direct flights to the smaller Colorado airports made Utah our choice, among other things.

Nope. But I'll put up with their culture before I will the Liberals. Majority tourists/ second homes over locals if I had to guess in our area. Great fishing and hunting area.

Drive from Durango to Vallecito, you go thru the "suburbs" of Durango on the way to the lake

Rumors are the family that owns it recently obtained a larger forest service lease and will be building a larger village with more infrastructure.

We just purchased land in South Fork. Hoping it becomes a little more travel friendly and stays under $100/day to ski unlike the Vail/Ikon mess.

It's been 15 years, but the kitchen information came from staff as they apologized for some of the meals. When I showed up, their first thought was to life flight me to Durango, but they wanted to stabilize me first. I responded well enough to the stabilization that they continued to treat me the Pagosa Springs. As I said, they likely saved my life, and I have no complaints about the staff or the medical personnel, but they were limited in what they could do. As you point out, it sounds as if the range of emergency services has improved.

I'm glad they could help you, and mostly that you avoided the flight. I've followed a number of people (helping family) who were flown to Durango or Co Springs. It's always a huge expensive headache, but necessary.

Yes, they have increased things alot. We saw a huge change from 2010-2016, and it's grown even more since. It's still a rural hospital, so they will never be at the level of larger places, to be sure. But there are many high end doctors who moonlight in Pagosa because they want a 2nd home there- so that changes the services they can offer.

I lived in Pagosa for 7 years, and frequented Durango as well. I think it really depends on what you are looking for. They are two VERY different towns.

Durango is bigger, for sure, but these days the gap of how big each feels is shrinking. Pagosa has come a long ways, but still retains a small town mentality with the locals. Durango is going to have more city-like amenities (services, stores) and problems (crime & homeless). Pagosa retains a more rural feel, but is more affordable.


If you want to know some areas of Pagosa to look at, let me know and I would be glad to point you to some of the different housing areas and what they offer. Make sure you check into what services are available in each spot. You can find a couple acres with a nice house pretty cheap, but you may be having to haul your own water and have limited snow plow services. Things like that.

Overall- I LOVED Pagosa, and preferred the culture there for my family. If skiing is your thing, Durango is superior due to proximity. But, for many other things, I found Pagosa to have a great variety. And the beauty of Pagosa is much better than Durango, in my opinion. Durango has more of a high desert feel, but Pagosa is more alpine.

If you can afford a home and to live there, I don't think you could go wrong in either place.

Been going to Pagosa pretty much every year for about 20 years now. We've made the drive over to Durango a few times. I agree with your assessment. I too think Pagosa is prettier than Durango. More green, where Durango feels like it has a little bit of desert mountain feel to it. I also liked the smaller town feel of Pagosa.

Overall, we've always leaned towards Pagosa. It seems to be growing some, but won't be catching Durango anytime soon. All that being said, the area north of Durango is really nice, and the town does have more to do for the wife and teenage daughters.

I have been skiing at Purgatory three times and Wolf Creek once. Advantage Purgatory there, but we aren't that in to skiing. I have fly fished all around Pagosa and know a lot of good places to fish. I have never fished around Durango. As for the big rivers, anyone know how fishing the Animas compares to the San Juan?

What are your favorite housing areas of Pagosa? If I could pick anything, it would be a smaller house on the river just a few miles north of the T where the road comes in from Chama, as you head up towards Wolf Creek. Slim chances of finding that though. The area over by the golf course and up Piedra Road is a nice area too.
