Cattle Grazing Lease

I could use some help. We need some cattle on our property to help beat down the growth for a bit a neighbor has some cattle that he will run on our place but I need to figure out how the lease should look and a fair rate.

I was thinking of a flat per acre charge. Any suggestions?

This is in Comanche County. The property has open pastures and some wooded areas. Probably close to 50/50, and we have two ponds with wells to keep them full. We've also got pens to corral and load into trailers.

Also, if anybody has advice on how to price the use of a field to cultivate something I would appreciate help there too. 12 acres that's fully fenced.

What we did before converting to wildlife was letting them graze at no cost; and in payment they maintained fences, kept the troughs up and working, did some general brush clean up - and in return I got a huge tax exemption. It was great for everyone.

Lots of variables, but that country probably leases for about $9-11/acre for grazing annually.

Agreed on there's a lot of variables to consider. Here is the NASS data from last year you can use as a starting point, it's not perfect, mainly just county agents calling a few producers in each county asking what they pay to lease ground and averaging their numbers. It has Comanche county listed at $15 per acre.

Guy that worked for me lives in that area and he leases his for $12.00/acre. But he has around 250 acres. It's up to the guys paying the lease to keep up the fences and do bush hogging.
On your place being that acreage, make sure they don't overgraze it. That can have bad effects on your pasture…short and long term.

This was my original expectation. But actually charge a rent, then rebate it back for all the maintenance. So I have revenue and expenses for accounting purposes.

12 acres? As said previously, let someone graze it to keep it clean and your 1-d-1 valuation intact

This. See if you have a neighbor that'll help you out. We have a neighbor that runs cows in our place and we have a cash agreement that he pays us $5 a year but can't run cattle during hunting season.

What is your Ag exemption for or is 12 acres too small in Comanche Co?

We've got a wildlife exemption and have qualified for the ag exemption as well.

The 12 acres is just a fenced in pasture in one corner of the entire property. From talking to some folks in the area, the 12 acres may not be big enough to justify anything, but I can leave the gates open for cattle to eat whatever grass is growing.

Looks like a pasture/grazing lease for a nominal amount with them getting pulled before deer season is a good fit for me. Now to find a rancher that needs some grazing land.

Do you have any pens? If not, I doubt any rancher would want to pay for that small of an amount. You're talking about 1 or 2 head.

There may be some confusion. The 12 acre pasture is related to a separate question. The property for grazing has 170 acres and we have pens and good water.
