Just make sure they don't shoot your gas line, freon line, pex line or electrical wires that are too close to the decking. Also check all natural gas vents in the attic when done as they often end up disconnected dumping carbon monoxide in the attic or touching the attic decking which is no bueno.

Ive had two roofs done in the last month. Smaller 3/2 houses with garage. Right at $5000 each. The roofers know what the insurance companies will pay and it would have been $15,000+ each if i filed them as storm damage and went with a big company. Meanwhile my rates would have gone up. And Id be lucky to not get canceled. It's all a racket.

How many squares ?

I have personally never seen 200% margin on a roof insurance job especially on a smaller house.

I'm in need of a new roof on my house in Bryan, and some of the decking may also need to be repaired/replaced, along with adding another vent.

Seeking recommendations.

Thanks in advance!

Random question for you- have you seen an uptick in denials and having to go to PA and litigation lately? I'd say probably 1/3 or more of the files my husband has right now are in PA or litigation (some are blatantly obvious hail damage from recent storms where every other home on the block is getting bought)
Yes. They are getting stingy, but in my markets, there isn't a lot of room for denial with the storms I'm working. That said, depending on where your husband is working, and how much his workload is, it could certainly appear that there is a lot of denials. Are all of those problem files in a certain city? A certain carrier? It stinks to go through the appraisal process, but he should be getting paid more by the time it's done, so that's nice.

I am very transparent about roof condition. If it's not a good claim, I don't encourage it. If it is, then we make a claim and we get it done. If the carrier denies it, then I am justified in using every legal method in my toolbox until they give up and do their job for a homeowner.

One thing I am seeing is flipping of policies to ACV (customers sign renewals and don't read fine print), blatant missing of line items on estimates, and denials of luxury roofing, cosmetic exclusion of metals/gutters. Impact resistant shingles are starting to be a target for denials.

My husband is the same way. He would rather give a homeowner a "clean bill of health" than talk them into a claim when he knows their roof is fine. Just hopes they keep him in mind when they DO need a new roof.

Most of the denials are with 2 specific carriers and are pretty much all over the Houston area, not a specific town. He even had one in Bellville get denied when there was considerable interior and exterior damage after that bad storm. One carrier has resorted to "we sent this to an engineering firm and they determined those specific hail hits were not from this storm".

He does have a considerable amount of workload in progress right now, but across the board with his company, they have 2 or 3 specific carriers in the Houston area that are denying almost everything.

And yes- he is having to supplement almost everything (2 carriers are weirdly accurate most of the time), and then occasionally fight on the supplements- specifically new decking and code upgrade when it's listed in the policy.

Yeah, i have a denial in Houston now, and I had them back in 2016. I think that's just what Houston market does sometimes. The hail storms are not always widespread or devastating and carriers send new adjusters, inspectors, and engineers out that simply don't know what they are doing. A lot of these carriers are perpetually involved with lawsuits and for good reason. Shoot me a text, I have a contact you might be able to use.

I found this thread and figured I'd ask some of the roofing experts here a question.

My insurance company has approved my claim to get a new roof. I had a company my neighbors used and recommended come buy and check out my roof and take a look. My insurance company suggested I get a few quotes for the roof replacement and let the roofing company know that the insurance was recommending me getting quotes. I asked the roofing company that checked out my roof for a quote for the replacement but they won't give me one and instead are insisting I share with them the "loss statement" document or essentially a breakdown of what the insurance company is willing to pay first. To me this seems backwards? Shouldn't they be able to provide me with an estimate first before me sharing what the insurance is willing to cover? Not sure why it's a big deal to get an estimate as it's simple to get estimates for everything else related to home repairs.

Amy thoughts here?

Sounds like a lazy adjuster who is trying to make you work for free to lower the insurance payout which always results in you having corners cut on your roof job to compensate for less money.

What insurance company is it ?

Are they withholding depreciation on the roof ?

If so then the only thing a lower bid will do is give you a lower quality roof and save the insurance company money and at the end of the day your renewal premium is going up for next year regardless.

Jay Rudder is mentioned and started repeatedly on this thread.
He is one of the most honest, conciemtous persons I know.
He also has a good heart.
At least talk to him. He will give you straight talk about your situation and respect your decision.

Give my husband a call

Edit to add- they asked for your paperwork to see if insurance missed stuff (which they routinely do). Any roofer can give you a straight bid. But most can also supplement your insurance for the stuff they missed, mispriced, mis measured. This helps you get money from your insurance company (which is what you pay them for), and allows a roofer to do everything needed for you to replace all damaged items.

If you're in Bryan and need decking replaced along with a new roof and a vent added, a few local companies I know that are respected are Schulte Roofing and Aggieland Roofing - both have been around a while and seem to do solid work in the area.

If you're open to bringing someone in from outside Bryan, I'd recommend reaching out to WeatherTech Roofing. They're based in San Antonio but work across Central Texas, and the owner is super hands-on.

They're great about things like decking replacement, vent additions, and making sure everything is done right the first time. No pressure, just honest assessments and solid communication the whole way through.

Always a good idea to get a couple quotes and compare - especially if decking might be involved, since that can add to the cost. Hope it goes smoothly.

Anybody ever heard of Trophy Roofing? These guys show up at my house every other week looking for work. They came once and started to get on my roof saying they had a job to do. I told him to get the hell off my lawn before I call the cop down the road.

Yikes. Thats not good. I think i have seen their signs at intersections, but dont know of anyone that has used them.

Husband makes a point to get written permission from all homeowners before getting on their roofs if they are not present- otherwise they are there when he gets on the roof.

If they are the same as Trophy Exteriors, this does not surprise me at all. They were soliciting in our neighborhood and when the guy rang my doorbell I told him I was not interested. He replied "how do you know you are not interested, you don't event know what I want?" Said I was not interested and shut the door.

Few seconds later, the woman who was with him rang my doorbell and through the Ring camera apologized for him and then gave me some bull**** story about they could see issues with my gutters etc and that they were very honest and if we didn't get it fixed, we would have issues.

I hate **** like that and that will never get me to use your company.

I hate all door to door solicitors and cold callers. It is a very low % way to promote and business develop and it leaves more people irritated than it does interested.

Yes they came to my place about 6 weeks ago. I let them do their inspections and then we talked for a while. Took like two hours. They took all their pictures. I asked them to go ahead and quote up repairs vs full replacement and told them the type of shingle etc. I wanted them to email me the quote. Wouldn't do it. Wanted to come back and have a sit down conversation/presentation with my wife and I. First I already gave them two hours, second my wife doesn't care about the roof other than the color. And getting both of us in the same place prior to 7pm is rare and then neither of us want to talk about roofs.

They never emailed about 5 weeks later another guy from Trophy came by, started in with the exact same verbiage. I told what had happened previous and he found my account and said ok I'll have someone get back to you. Still nothing.

I was not unimpressed with the guys that did the inspection and took the pictures and all that, but can't do business with someone that isn't willing to deal with me via email. They were polite and not pushy at all. Initially showed me things I was already aware of. But yeah. Make me recommendation and tell me how much it's going to cost. Don't expect to sit through another sales pitch.

If you want a quick quote, give my husband a call. He can pull your roof measurements (or get on your roof if you have issues that need to be addressed) and give you the cost options as well as repair costs (would just need to see the roof prior to work being done/signing a contract to verify everything). Typically can have the quote and/or contract in your email or hand the same day. (He prefers email- saves everyone time, and then he isnt intruding on your life when you are home with your family)

Same. Between our work and after school activities I don't have another hour and a half to make both my wife and myself available for a sit down. It's nice that they want to do the personal touch sales effort but either come back and quote me solo in a much quicker time frame or send it in an email.

Trophy Exteriors?

Edit for the millionth time….

Yes. I know who the owner is. I won't run down another business publicly but I will say it's hard to live hidden if you don't treat folks right, especially if they employ you. This isn't as big an industry as it seems.

I will be in BCS in a week or two for a few jobs, if you need any non BS advice or expertise, give me a shout.

And yes, I will email a quote if a customer so requests. Lol.

I have cussed them to their faces. Their salesmen, amongst some other companies, refuse to acknowledge no soliciting signs. If you call them out on it, they just say they didnt see it, which is impossible. That's the point where they get called F'ing liars to their faces.
