On the College Station new development filings this week, there are site plans for phase two of the Hub on Campus project. Site one is currently under construction at the old Villas of Cherry Hollow and Normandy Square apartment sites. Phase two is planned next door at the intersection of Cherry and College Main. There was a project planned for this site several years ago and site work started before the funding fell through and work stopped.

Hub on Campus phase one is outlined in blue and phase two is outlined in red.



Phase two will be 167 units (500 beds) and is planned to be 107 feet tall (probably nine stories).



Phase one will be an 8-story residential building with 406 units and 10-story parking structure w/ residential. amenities

That's a cool pic. 2 other cranes are just barely excluded from that pic, one at the Vet School and the other at the office building by the Stella Hotel (Lumen?).

Press release today on LinkedIn for Phase One of the Hub on Campus project located at 503 Cherry St.

Core Spaces has broken ground on Hub College Station, a 2,201-bed student housing project in College Station, Texas. This marks the company's first development in the city and its first ground-up student deal in this state.

Partners on the project include architecture firm Antunovich Associates and general contractor Treehouse Constructiona joint venture between Core Spaces and Findorff Construction. Core Spaces is handling the interior design in-house.

The 570-unit community will come online ahead of the 2028-2029 academic year and will comprise two seven-story buildings.

Taking shape on more than 7 acres at 503 Cherry St. within the Northgate District, the new student housing development will be about 1 mile from the Texas A&M University at College Station campus and the Kyle Field stadium. The community will have two bus stops at the front entrance, providing access throughout the campus.

Hub College Station is set to include some 60,000 square feet of amenity space, which will feature a 20,000-square-foot rooftop pool deck, a swimming pool, a hot tub, a fitness center and indoor and outdoor social spaces. The community will also have private study areas, collaboration rooms and student lounges.

Texas A&M University registered a 77.6 percent preleasing rate as of May, marking a 3.8 percent year-over-year increase, according to a Yardi Matrix student housing report. The school also saw a 0.7 percent year-over-year growth in the average rent per bed, reaching $861. There were 4,119 beds underway as of the same month.
