Saw they are tearing up the sidewalk on the south side of Boonville between the gas station and Wheeler Ridge, is this where the new HEB is going? I thought it was @ Boonville and 60

That's it. They own the property where the two big case tractors have been sitting. The sidewalk demo is presumably for their turn lane.

That location is going to be incredibly convenient if it doesn't horribly impact traffic flow.

I felt like on Booneville inbetween Harvey and University (across from Central) would've been a really prime location. Lots of land to build stuff around and inbetween three very popular roads.

That spot is going to pop, but I'm sure it's not cheap.I just hope they don't put in more apartments there and start building more things out this way like they did by the Jones Crossing HEB.

There are apartments going up at Copperfield and Boonville and there are tons of apartments between up and down the little triangle of boonville, 30 and Copperfield. It is already happening.

The HEB will be a home run for East Bryan. Just think of the possible retail that could follow. This area is prime for commercial development. More rooftops will bring better retail, restaurants, etc for the area. Great news for sure.

There will be light at Miramont Dr and that's where the main entrance will be to the shopping center unless the plans have changed.

If there's a WB on the east side, it will be on Hwy 6 either at Hwy 21 or near the Kroger intersection to capture the travelers coming from the north,

They've added a right turn lane off Booneville into a driveway.

If HEB and Chic Fil A would combine and form a road construction company, they would have Hwy 6 at three lanes from Waco to Hempstead in a month.

When your business is one with skinny margins you really want to be making money asap when you start spending money …..I wonder if HEB just funds construction from operations or do they use debt ?

Are you talking about Pendleton by J Christopher's? Those are new homes as part of Oakmont.

I was involved with construction on an HEB a few years ago in the Houston area. It was impressive. I remember standing on the building pad and seeing dozens of dump trucks lined up bringing in select fill while multiple dozers and compactors were running in sync. And then there was a gravel cap (expensive) installed on the pad to minimize the impact of rain on slab construction and rough-in.

They're efficient and know where to spend money effectively to speed up the project.

Has anyone seen an aerial layout of the HEB? I'm still perplexed on how they are fitting an HEB and parking lot there unless they are doing something major with the creek. And I assume no spots for any other retail/food store fronts like at Jones Crossing?

Strangely enough, I haven't seen any kind of site plan anywhere. HEB has 13.3 acres compared to Target's 11.5, according to BCAD. This doesn't include satellite buildings. TowerPoint HEB is 12.42, and Jones Crossing is 13.75.

The way they are cutting things right now leads me to believe there will be an entrance at Miramont and one on Green Valley.

if they move quickly from dirtwork to building should be 9-12 months. So Mid 26 to end of 26 would be my guess. I have built a few HEB's over the years and my experience is they don't get in the car unless they are ready to go.

I'd guess 18 months with the resources they thrown at it. While it's big, it's a lot of open space and not too much interior buildout.

Maybe closer to 12. Jones crossing was Sept '17 to Sept '18.

I just hope they somehow force Wheeler Ridge to put a new entrance sign to the neighborhood. That sign has been an eye sore for 25 years.

Not sure who you will force. I don't think there is a HOA there. I bet ole Bert put that sign up nearly 4 decades ago at least. It looked aged back in 1997 for sure.
