Pizza by the slice in Northgate what happened? Yelp says it's permanently closed. Google says it's open but the lights are off. Any word what's really going on?

I'm not certain. It was a company from NYC that expanded to airports and college towns to save its NYC businesses during the lockdowns. NYC was locked down a year or more longer than everyone else. The pizza was fantastic.

Steve stuck it out for a long time. From day one he said it never performed like the New England units. We still stay in touch. He's really happy with the Massachusetts and Rhode Island units.

College Station seasonality and less pedestrian density were mostly the issue.

I will say also, TAMU's big push on campus dining changed the landscape and need for restaurants in Northgate dramatically as well.

I think that when it comes to Northgate and foot traffic, people tend to overestimate how much foot traffic actually Northgate gets. Was anyone surprised that of all the area Starbucks stores, Northgate was the one to get the axe?

Your post does make me wonder if converting College Main to a pedestrian area actually hurt business more than it helped...would be nice to justify my bias, but my gut feeling is it didn't make much of a difference either way.

Also when the university outsourced dining in 2012, Antonio's suddenly seemed like a better option.
