I guess the question is, what suburb on the west side should one target then? My office is in Westchase (Westheimer & Beltway 8) so Sugarland is currently at the top of our list. We are also considering Pearland (westside), east area of Katy, Cy-Fair / Cypress, and even Meyerland... Just from our initial scouting, Sugarland has the best feel to it to us at least.

Take the West side of Pearland off your list. I built a home in Shadow Creek Ranch in 2008 and moved in 2018. We really liked it at first and absolutely loved our home, but the city grew extremely fast over that time period and city planners didn't do much to the infrastructure. Traffic became a nightmare, schools are overcrowded. Plus, smells from the landfill in that area were pretty much a regular occurance.

We now live in the Meyerland area and love it. We are in a good area surrounded by a lot of people we know, so it has a real neighborhood feel to it. I feel perfectly safe having my kids walking to/from school and it's pretty close to TMC, Downtown, Galleria. However, to get to Westchase from there, you'll have to cross some pretty sketchy areas. You'll get much more bang for your buck in the subrbs.

Just moved here (Wilchester) and if it's in your budget you won't regret it. Tough to get in though, most houses sold off market (including the one we bought.)

Anybody can provide an update on the Greatwood or Sugar Land area? We have 2 littles and looking at Greatwood, Sweet water, Sienna.

Greatwood is dealing with 59 construction right now. Major pain in the arse. Nice neighborhood though.

May or may not apply or matter to you... GW is zoned to LCISD but Sweetwater and Sienna are Fort Bend ISD. FBISD is planning to close like 8 or 9 elementary schools after this year. Just something to keep in mind.

Fort Bend ISD is a shell of its former self but the Sweetwater/Sienna feeder patterns are still pretty good.

If you have young kids, you should look at houses in the Commonwealth Elementary/Fort Settlement MS/Clements HS zone. That's historically been FBISD's strongest path and it remains so. With the recent zoning changes and school closures, I'm not certain which elementary school Sweetwater kids attend.

I'm not as familiar with Sienna elementary schools, but Ridge Point is a good public high school that excels at a lot of things. Sienna itself is somewhat insulated so I think all the elementaries are pretty good.

I could write a novel about FBISD changes but suffice it to say, massive demographic shifts and aging neighborhoods have taken a toll, as they do everywhere in Texas.

Sienna elementary schools are good. We're happy with the teachers and students in the classes. There are two high schools now zoned to Sienna with, I believe, 6 elementary schools.
