I used the same company to fight mine for the past 3 years and the value is down from HCAD's original value (like ~+26%) to like ~8% above last's years.

All while houses in my neighborhood are sitting longer on market and being discounted. Randomly looking on HAR and you'll see "5% reduced" or "10% reduced" whereas before, I don't remember seeing those posted. Houses tended to go pretty quickly.

Not that this wasn't also the in December, but HCAD values are based on 12/31 so a house having price reductions in June 2025 should no bearing on the value for your 12/31/24 value. It should reflect in your 2025 value though.

Its unbelievable to me how bad and robotic the review boards have become. I sold my condo in July for about 170,000 after it had been listed for basically a whole year with no offers. It was appraised at $177k last year and they had raised it to $197k.

The CAD still has me as the owner so went to the board with the listing, the listing history, closing disclosure documenting the price. They decide its $194,861 based on the lowest adjusted price of the five sales HCAD has. Hearing after hearing the CAD fills their head with phoney baloney rules like "sale dont count after January 30". Its lunacy and ignorance that anyone can believe a sales grid of someones opinion of adjustments with a hazy idea of how these units even are can be viewed as better evidence of market value than the fact that the exact unit we are talking about had been on the market for months as of the assessment date, and finally only sold for 25k less. Infuriating.
