Any neighborhood recommendation in Humble Atascocita srea?

I plan on buying a house. I want to move to this area. There are so many new neighborhoods around here though. Summer wood, FallCreek, The Groves, Eagle Springs? Anyone living in this area could chime in the good and bad of these areas? I know the West Lake Houston has really bad traffic though. Another other new development nearby?

I lived in Eagle Springs 10-12 years ago and got out of there when the area was growing rapidly but the traffic infrastructure wasn't. I know it has gotten a tad better since then with new route options and road expansions but you couldn't pay me to move back there. We moved to the front of Kingwood and I am really enjoying being able to jump on 59 in less than 5 mins in the morning.

I've lived in the area a combined 13 years in a couple of stretches and live here now. The infrastructure hasn't caught up to the growth and it's a beatdown getting anywhere at times. Depending on where you are, it can take 15-20 minutes just to get to 59. The neighborhoods you noted have a lot of undesirable areas/people nearby and there are effects of having them so close. There are not a lot of entertainment options and the same restaurants get really old after a while. Personally, if I were looking to move to the Upper East Side again, The Highlands at Grand Parkway/1314 would be my first choice followed by Oakhurst and Kingwood in no particular order.

Anything outside the specific neighborhoods you mentioned with the exceptions of Lakeshore and Water's Edge. You should add those to your list.

It's not so far from my work place. Has a lot of trees. My brother lives in Lakeshore. Houses are fairly new. The neighborhoods are all settle in except a few still building around. Not to bad access to beltway 8. Other suburban neighborhood Tomball, cypress, woodlands, Katy are out of the question as the driving alone will be unbearable. Humble is not to far from downtown when I get on bw8 and then 59. Now that another member mentioned I have notice there are a few not so good area around FallCreek that's why I don't want to buy a house there. However Summerwood is zone to Summercreek. I think Atascocita high school is better. I do have two in elementary but still.

Drive 5 min north and buy in Kingwood. Bear Branch is nice? Not sure what your price range is.

Don't forget the Conroe plot to destroy Kingwood with water. Need to account for that.

Oakhurst or Valley Ranch. Kings Point if schools are a consideration.
Crime is worse in Humble/ Atascocita/ Summerhood compared to the 3 above. Friends in Oakhurst have grown kids and really like being minutes from 59 and 99. Good neighborhood.

There is a night and day difference between the north side and south side of Humble ISD.

There's a good bit of difference between schools in East vs West Kingwood.

Willow Creek, Green Tree, Deerwood and Shadow Forest are all quite a bit better than the others.

I was in the original class to go through Deerwood. Not gonna lie, we set the bar pretty high.

FallCreek is nice if you enjoy replacing rims every other week. The Grove is nice if you enjoy flooding, Summer Wood is just a fancy upscale area from Eagle Springs. Personally I wouldn't live any where close to the Beltway much less close to East Mount Houston.

I grew up in Kingwood and currently live there. I've got no complaints.

I've got a 9th grader in KPark and a 6th grader at KMS.

I also live at the front of Kingwood and enjoy the quick access to 59. I'm in Forest Cove.

When I was younger we lived in Kings point and I can't imagine driving all the way from the back to the front as an adult trying to get to work on time.

I am surprised no one is using the currently under construction Trader Joes as a selling point for Kingwood.

Kings Points for newerish modern homes in Kingwood. Schools are great

I have missed having a better grocery store super close. I don't like Aldi. Back when Randall's was there, it was nice to only have to drive 3 mins to get some last minute things instead of the 30-40 min trip it takes to do either Kroger or HEB

I wouldn't buy a new home build if it was offered to me for free. 500k homes built like a mobile home on a already cracked slab. No thanks.

We moved to Kingwood seven years ago. Looked at the entire West Lake Houston/I-59 corridor from the beltway out passed what is now 99. Kingwood is by far the best option. Look East of Woodland Hills and South of Northpark. There's something in your price range, whatever it may be.

We have 2 little kids and are very happy with what Kingwood has to offer.

If you have to be on the east side of town your choices are Kingwood, Mont Belvieu or Deer Park.

Nobody lives on the east side of town unless they have to. Kingwood has critical mass and will continue to be nice. Everywhere else you want to buy where the engineers for the plants live.Because if you don't live where the engineers live, you're going to live next to the plant operators. And those guys couldn't give two rips about home values, noise ordinances or parking five cars outside their homes at all points in time.

Not to derail, but hopefully from FC you are going to the the 59 HEB and not the WLH HEB. From FC, that's 10 min TOPS to either.

area of work? time you want to travel? youngsters? activities? that could really help a lot.

If you want to shop with all of Porter and New Caney, perhaps. WLH HEB is the gem in the area.
