It's that time of year again. I saw that 2026 property taxes are starting to get posted. How are you looking?

Property tax bills have actually flattened/dropped for most folks over the past couple years, due to increased exemptions. It's one of the only bills I have that hasn't gone nuts.

Insurance premiums and assessed property values both skyrocketing, but Ownwell can save me a whopping $200 year in property taxes.

I guess that April date was bogus. My numbers posted today.

Market up 12.3%. Appraised up the full 10% because my market was already too high.

My price per sq ft is $272.

House across the street sold last July for $185.70/sq ft. Other comps nearby that sold between October and December all sold for <$200/sq ft.

HCAD is absolutely insane. It's criminal. At this point my house is overvalued by almost $200k, which is over 40%.

that's nuts.

Not that HCAD cares, but I ran some #'s recently on RM area townhomes/patio homes. Just looking at median prices over the past few months vs 10 years ago, the rents had only gone up about 3%.

Sale price per/sqft had increased by about 25% during the same period.

Good Lord is pretty impressive how handy ChatGPT is finding comps, determining FMV and even drafting the argument / letter for the CAD protest.

I did that little exercise using CoPilot right before I left the office for the day. It was pretty decent. I just don't want the hassle of having to contest it when HCAD gives me a terrible isettle offer. I'm pretty sure the company I use had to take it the board last year, and that's exactly why I hired them.

If I have a homestead exemption in place, 10% is the max raise you can get, right?

Up 21% in 77008. What a joke. I knew I was gonna take a little bit of a hit because I got them to drop it by 170,000 last year but 21% in this market is ridiculous. If this had any basis in reality, it would be hard for me to argue about a 5% increase.

Who in their right mind uses copilot though? Were you at least on company time?

That's the maxed assessed but they can jack your market up infinity.

Microsoft has convinced mainstream corporate America that CoPilot is practically the second coming. I think it's just Microsoft's solution to a Sharepoint system whose search function never worked properly. Regardless, it was low-hanging fruit for me to test it out on this, and the results weren't too bad.

I also saw The Chronicle has a "custom AI driven tool" they are pushing called TX Tax (or something like that). Anyone use that? Looks like you have to have a subscription. Just curious how well it works.
