Rural Land Listings - Why are they all junk?

I was joking with my neighbor the other day about how I'm sure he wants me to sell my family's 150 acres to one of those guys who'll come in and subdivide it up, given that it has substantial road frontage.

Even though I was strictly joking (I do that a lot), he got real serious and told me that if I was ever offered, to call him and he'd buy it himself at whatever price to keep that from happening. He said he knows the other neighbors feel the same way. I assured him I was kidding, but it's good to know he feels that way.

Many of the landowners in Fayette feel the same way, I would imagine. They certainly banded together and showed the wind-farm boys the door last year.

But, there has been some division between the folks who want to sell to the subdividers and those who want to restrict it. Money talks; story at 10:00.

There are plenty of beautiful, wonderful places on the market in all sizes. No one knows the micro market better than the current landowners…even if not listed, MOST of the prices are the market….but great land is limited….so buyers don't want to believe the market price. That's why as OP states "it's sky high and sells within a week."

I'm on my fifth rural farm….only once did I feel like I was getting a bargain. I had to develop four of them. All five of them have been wonderfully profitable and mentally rewarding experiences.

Buy the most of a wonderful place that you can. Wonderful places always appreciate more, become more valuable, are easier to sell in all market conditions. Buy the best that you can for the funds that you have. Or, keep looking for a bargain and hope you get lucky….that can work too……but not very often .

One last thing…..figure out a way to have a skid steer early on n with any acreage of size. You can always sell it when you're done.

I have been looking for 50-150 acres in Washington, Austin, or Fayette county. Possibly Burleson or Brazos or Lee if the right place came up. Just looking for a good "clean" country place to build a house on.
