Painting shingles has a very high potential for damaging them. There is a reason it's not a thing. There are several things that can result including dislodging of the granules and curling of shingles when paint shrinks. That shingle was past its useful life already, and he just made it a lot worse to intentionally kick it down the road and offload it.

On top of this, the cheap option is latex paint but any paint can create the issue.. It creates a non-breathable coating on the shingles whereby moisture is trapped underneath. When that happens, moisture sits under the shingles and cooks into the decking. That is probably a tar paper underlayment, possibly two layers worth, with CDX plywood decking (assuming based on house age/architecture) at 7/16' if lucky. Tar paper holds water and that water will bake and steam itself in the Texas sun and then that plywood will delaminate.

His roofing price doubles because he may require a complete re-deck when those shingles are removed in order to correct spongy, weak, steamed, delaminated decking.

Hopefully a reputable inspector or roofer catches that and tags it. If someone is willing to cut a corner like that in broad daylight, imagine what they did inside.

Goodman, what else could it be?

I trusted a houston based company that is one of the most TexAgs recommended and bought a Goodman from them. I was regretting it within two years and it's been a pain the last two years. Come to find out, highly recommended company did a very poor job installing the ****ty system as well.

What bothers me most about this is that there are barriers to entry for real estate. It wasn't an "easy" task when I got my license and I thought the process and requirements precluded unethical and immoral behavior.

No way an agent doesn't know this is the wrong way to do this. Between bad roofers and unethical people al the way around, sometimes it's a wonder how we all don't get screwed.

How hard is it for someone to say "no. I won't do it that way. I won't do it cheap. It's not right." It's not that hard.

There is no way the buyers inspector is going to let this slide, I don't think.

I'm not sure what you expect the realtor to do? Unless he is also the seller, he disclosed that it has been coated with a "breathable stain" and imo that is where his duties end.

Chastise the seller for painting the house white and using a gold fixture in a kitchen where oil rubbed bronze would have been more appropriate.

But naw....the Realtor disclosed the painted/stained roof. He's good.

Just looked at the price history on Zillow....sold in April listed at $349,900.....now it's being listed at 620,000??? Absolutely insane. Flippers are the bane of existence. I've seen houses list at 3-400k get a facelift and tack on an extra 100-150 for their trouble, but almost doubling the sale price in 4 months is bold. I hope it sits and they lose money on it.

Found another really fun one this week. One year old home doing a one year warranty inspeftion. Normally a decent builder. Kind of a different style than we usually see in DFW. Three story SFH about 3000sf. One hvac unit with the three zone mechanical setup (that never works well, even when done correctly.)

Homeowner shared that she has had lots of HVAC issues, including the unit icing over and making it comfortable on all floors was hard/impossible.

The builder's hvac guy told her nothing was wrong, it is just how it works. The hvac guy she hired herself told her it didn't have enough intakr/returns.

I explained how the system worked to her and gave some thoughts on ways to improve comfort. From my quick initial look I agreed it did not have sufficient returns. Then I started looking closer.

Found lots of issues with the install.

Finally, I found the root cause. The inside unit is in a mechanical closet in the very back of the house on the third floor. It is installed vertically on a small raised platform of one 2x4. The return plenum sits beside the unit on the platform. Did not think much of it just looking at it. Then I pulled the filter to look in the return chase.

That revealed the the entire return air system was restricted through a small cut out through a 2x4 that we will generously say is 4x18 inches. So regardless of the number of return vents installed.the system is always going to be starved for air.

Even worse, because of the layout of things, I have no idea how they will be able to fix it.

They might be able to do that to help overall flow, but it wouldn't help the system to be pulling air from
where it needs to.


How the heck did this happen though. From design to install. Then two professional hvac guys looking to "fix" the comfort issues.

I would assume whatever the plan ends up being to fix it, this woman isn't going to be out a dime and it will be on the builder, correct?

I can see the builder and HVAC sub fighting over who foots the bill though, just delaying this woman's fix.
