GC my home remodel….

Been really debating being the GC on a larger home renovation project. We will be moving out for it.

Kitchen / 2 bath gut job
Remove load bearing wall in center of home
Add utility room
Increase ceiling height in primary closet and new utility room
New hvac and reroute of electrical, etc.

All new paint, cabinetry, trim, flooring.

Trades I already know / have: HVAC, framer, trim carpenter, sewer / plumber. I'm to structural already and about to permit.

Am I crazy or talk me off a ledge. Who has done this and would you do it again.

1. Have you ever done this before?
2. What is your day job situation and your ability to be on site almost daily?

Folks I've known in the building and construction industry, outside of home builders, did it and swore they'd never do it again.

1. Done a previous kitchen demo (cabinets, countertops, electrical); also did an entire exterior renovation - windows / doors, siding, paint, patio addition / electrical, and concrete.
2. I work at office 3 days / week and looking to rent near our place during construction. Would be checking daily and could be home to make decisions as necessary.

Plan to have all fixtures, fans, doors, appliances, tile, etc. purchased prior to construction. I figure trades will order other materials (sheetrock, cabinetry wood, etc.). Maybe I'm wrong in that one.

I do this for a living and it was really difficult for me to do on my own house while juggling other projects.

Got it done but it was a ton of work.

Currently having our two bathrooms and kitchen remodeled. I'm not the GC but feel like I am. I have zero construction experience.

GC shows up once or twice a week to look things over. Subs are here regularly but show up unannounced. Materials show up unannounced. It would be a real problem if we weren't home. We're living here while this is happening.

I'm not really sure what my GC does other than organizing the subs. All that said, I would not recommend being the GC.

You're going to run into problems if you want to hire a reputable GC and bring all those subs and your own materials to the project.

If you want to have as much control over it as it sounds like you do, I would self-GC. It is a lot of work to do it correctly.
