Posting this for a technology challenged father.

-200 acre low fenced deer lease.
- Allowing 1 buck, 1 cull buck and 1 doe
- As many hogs as you'd like
- 3 gun max
- $3,500 a gun

- Very standard rules. Pick up trash, open communication on when you plan to be out. There is an older camp house located on the property, but would need some TLC work to get it usable.

Potentially would allow a 4th gun and more acreage if necessary.

Not trying to be a do**** but $52.50 an acre is a really high price to pay without knowing more. If you have pictures of trophy bucks it might go a lot further.

Props for posting as many here are looking for a viable lease.

You've got a gold mine for the opportunity for three hunters to each take a trophy buck home on 200 acres.

Sounds like a great opportunity for someone on a budget to get on a place with just a couple of your buddies and at the very least have a place to get away to and unplug.

I should have been a little more clear, as everyone's idea of a trophy whitetail are wide ranging.

I'm not talking about 200 plus deer here. This is a low fence family place that has been very lightly hunted over the past 10 years. What you could expect to see are good 8's, 10's and even some 12's on occasion depending on the year.

Most of the folks we get are those that are looking for a place to come disconnect with a couple good friends. We had a great family (Grandfather, Father and Grandson from Louisiana) that leased from us for years but the grandfather passed away.

It's a 45 minute drive from San Antonio, and 20 minutes south of Hondo.

If you'd like more details, feel free to call Dan. He's about as honest as you can be and will tell you exactly what to expect.

I know the family and the area as I am from there. I have lived, worked and hunted in the area all my life. You won't find better or more honest folks that the Wilsons. My grandfather hunted their great-granndfather's (Wilbur) place back in the 60's.

Everybody's definition of a trophy on TexAgs seems to be different, so if you're going to question what they call a trophy, give them a call. I'm sure they will honestly tell you honestly exactly what they have on the land.

As well, everybody's definition of what a budget price is different. This price is well within the average for the area.

For those questioning the ability of being able to produce that many deer sustainably, I will tell you this is area has one of the highest population densities in the state. When managed correctly, even not in a high fence, it can produce that number of "trophies" on that acreage especially since he stated it had not been hunted much for 10 years.

Like I said, if you have a question, give Dan a call. He's a pretty good guy, otherwise I wouldn't have given him two black mouth cur pups (back in the early 90s) that became what he called the best cow dogs he ever had.

3 gun limit, $3500, and no BS? That is a really good deal.

Just came back from Hondo on a dove hunt. Lots to love about this area.

My point being if you're on a budget you can't change what the rate per acre is but can get in on a smaller property.

Unfortunately those like this one don't come up very often.

If I wasn't already committed to my place I'd have called on this one yesterday.

Yeah you would be much better off buying your own 200 acres around there for 5,000 to 10,000 per acre.

If the place has animals, price per acre is pretty much irrelevant on small acreage. We've all seen those 3000 acre leases that sound good on paper, until you realize that the corn just piles up under the feeders because it's a dead zone.

Haaa. Ive been on both sides of that deal for 40 years, leasing to hunt with friends and owning land.
What some people don't seem to understand is that an owner gets less than 1 percent return on investment on their land value if they have a hunting lease and a grazing lease combined.

The land we have leased for a long time on the Llano River could be sold for a fortune. Lucky the rancher still lives there and is not interested in selling. Our hunting lease is absolute chump change compared to the 20 million plus that ranch is worth today.

Like it or not, hunting land is expensive now. Post-eagleford, places got nicer, and a lot of folks took their ranches off the hunting market. Why deal with egos and drama for a few thousand a year if you don't need it?

That area near Hondo is beautiful. Hope someone gets on this place.
