Our house in CS is a second home so no exemptions. Our value went down by approximately 8%.

I was shocked.

House went down. I was shocked, but lot went up 164%. Yes, 2.64 times last year's value. I kept thinking I was miss read it.

Is this just the new way of making it harder to protest?

Our valuation has finally hit what we purchased the house for at the top of the market in 2022.

Our realtor said we couldn't sell the house for what our valuation was last year.

Oh well, Ownwell will do their thing.

From the statement: " The difference between the 2021 appraised value and the 2026 appraised value is 246.64%."

House up nearly 65% and land up 30%. We could foresee this was going to happening since we got that homestead exemption increase. The increase on the home is nuts in one year. Unrealized Capital Gain is all I have to say. If I sell for the price then I would expect some sort of Long Term Capital Gain.

with Ownwell now making protests easy, I can see them jacking the increases up even higher every year so people think they are getting a "win" with the protest each year.

I love how our Property Tax appraisals incentivize the neglect of our property. If you maintain it, your valuation goes up. Let it go to pot, and it goes down. Brilliant!

Such a flipping scam.
I had to tell them all the things I didn't improve. Then they agree. Then they lower a valuation, so I pay less.
System is rigged.

We really need reform from the state level.

I have a theory they think that Abbots plan stands a chance of getting done. So they are increasing as much as they can … which oddly may in some way make his plan mor popular, but also may make the cost of replacing higher and harder to do.

There is a local landlord who lives in a gorgeous house in the Historic District.

They have a rent house that is an eyesore on our street just 4/10 of a mile from their residence: needs paint and new windows, neglected yard, house trim is rotting, etc. That home has the lowest value on the block, so they are rewarded by keeping it in poor condition on the exterior.

I think I win the prize this year. Improvement value up 79%. We are on the west side of town, where it looks like many homes went up 30+%. On the bright side, at least I'm BCAD monopoly money rich now!

Question about protesting improvement assessment. I have a contractor's estimate for a roof replacement. It's pretty substantial since it's an older roof that needs to be brought up to code. Can this be used to help reduce the increased appraisal?

Probably. Take it in along with any pictures. Do an informal and see what they say. Unfortunately it can depend on who you get and when you meet with them.. I've had them shoot me down and then go back a month later with the same info and have them take it.

From what I have experienced over the years timing is everything.
Wait to the last minute to file your protest. Once the become overwhelmed they seem to become more realistic.
What a horrible mess this system is.

My house went down more than $60k, in a year in which we replaced the roof, and the windows, and a bunch of interior improvements. I'm actually sort of annoyed. My house is totally worth more than this!

Did anyone get an email from Ownwell saying they have started working on your protest, even though you haven't asked them yet this year to work on your protest?

Purchased my house in south CS for less than appraised value in September. Called appraisal district and told them what I paid and they agreed to change the value to the purchase price. Appraisal comes last week at $25K more than that!

It definitely renews automatically. The agreement you signed with them contains the following:

"Unless otherwise set forth on the Agent Appointment, the authorization granted to Company by Owner herein shall continue until revoked in writing by Owner, or until such other time as authorized under applicable law."

Theyll never make something as simple as a phone call. They dont give away money that easily. You'll have to go in person.
