Just pulled the listing for the house selling across the street. Listed at $275k and BCAD "wants to buy it" at $304k.

Hopefully Ownwel will figure it out to (but sent them the same info just in case).

At least that's ballpark. In 2024, BCAD assessed the home I bought at 60% more than the purchase price.

I have only received two appraised value notices of our properties in Brazos county.
I can only hope they sober up before they send the others.

Do we have any hope of getting these lot valuations reduced? It's not like they are saying the house went up or that other similar houses in the neighborhood are selling for more. They're just sort of across the board raising the price of all the dirt in the county.

My valuations finally showed up on BrazosCad today. I just had to laugh when I read it. 42.5% increase overall. 39% increase on my land and 50% increase on my home and shop. The appraisers must be smoking crack. I protested last year and got it knocked down about 20% from the previous year. That must have pissed them off and they decided to really hammer me this go round. I guess I'll be doing it again this year. I'm glad I know the process better so maybe it won't take me so long to gather all the data. Absolutely ridiculous.

I helped a family purchase a duplex in CS last year for $430,000. They just contacted me for assistance because the county just increased the value YOY by $144,000. Pure insanity.

More of another data point for others... BCAD $304k and price was just reduced to the same house from $275k to $260k (probably more in line). BCAD is crazy this year.

If I remember right, they charge you 25% of the amount that they save you. If they save you nothing, it's no charge.

In my humble opinion the solution is the County should be responsible to pay the fee if their appraisal is wrong.
And the appraiser should be held accountable for his / her incompetence.

Thanks. We have a 1400 sq ft modular home (pier and beam foundation) that they have valued the structure at over 250k. They have also valued our 4.97 acres at over 250k- and its mostly mesquite pasture.

My thought is that if they think its worth that much- come get it! Ill gladly sell it for that, and then move to Leon county lol.

I just got a 2nd "notice of appraisal" in the mail." The first iime they upped my land value (me and the whole neighborhood) from $57k to $130k and lowered the home value a little bit. This 2nd notice, my land (I checked... the whole neighborhood too) went "down" to $90k, but they added $42k to the home. so yes, this notice of appraisal is $2k higher than the one I received a few weeks back. And yes, I use Ownwell. Just letting people know.

That would make zero sense. The taxpayers in the county would essentially be paying for the penalties, while at the same time limiting a budget to operate the Cad (that we pay for) that leads to salary levels that aren't exactly the most desired to serve in those positions.

Then add in the fact the state Realtor associations ensure CADs can't get access to MLS data which would make the job of a county appraiser much easier.

Of course, the realtors will have their own reasons (right wrong or both) for why they don't want them having that information. So what you get is an imperfect system with people not making a lot of money tasked with trying to dial in accurate appraisals without all the information that would help them do that. Thus the appeals process.

My solution is much simpler...end property taxes completely.

I don't agree with Libertarians on much, but I do agree property taxes are a scam. If the government can take your property for unpaid taxes, that isn't "ownership".

The county didn't increase the value … the appraisal district did per Texas comptroller rules created under laws passed by the Texas legislature. The whole system is designed by the legislature to have everyone confused as to what entity controls what and for everyone to point the finger at everyone but it. .

This happened to us also, same land value change. The dates on the notices were the same, which was odd. So we got both the same day. What neighborhood? It ended up increasing our total appraised value by about $30k. Is your agent protesting how they changed it at all?
