I've said it before I'll say it again...

Validation is by and large irrelevant. While everyone is distracted fighting the valuation, the agencies are setting their new budgets.

They set your tax rate AFTER the validations are finalized. If their new budget needs $100 from you the tax rate gets it!

My value is out in 77008 - market and appraised both magically up exactly 10%.

Mine is out in 77389.

Market up 25%, appraised up 10%.

The market value is nuts. Up from $504612 to $628316. House across the street (that is almost identical) listed last August for $549k. They had to lower the price to $495k to even get an offer, and I've heard the pending offer is significantly below that.

Problem is, the stupid house has been under contract since Jan 9 and still hasn't closed.

I started using a firm last year to handle protests for me. I'll let them fight this battle.

Taxing entities like ISDs and MUDs must use these valuations to estimate tax revenue. I don't see how this isn't fraud on the part of the CAD.

Thankfully, I live in an area where my MUD and ISD tax rates have been decreasing the last few years.

My appraisal went up 45% in 77092. No changes to the structure or land which is insane.

It's legal robbery at this point.

mine stayed the same.

Oddly, they dropped my land value by 10% and raised my improvements by 10%.

Not sure the rationale there, but I'll take it.

Looks like mine is down about 1% in 77018. Land value is flat, but improvement value decreased (which is probably fair because it's a 1950s build).

well you have some amount of control over the "valuation". The tax rate, not so much.

Primary residence in 77009 market improvements up over 15%.

77009 rental - market improvements more than doubled. But value was very low.

77008 commercial - land and improvements both up between 10 - 15%

I have a question. I have a few rental properties and the market and appraised values have always been the same (no homestead exemptions). Last year, one property the appraised value was less than market. This year, two are like that. I'm not complaining since this translates to less taxes, but curious what is going on.

77079. Market up 16% and appraised at the max 10%.

All of the value uplift went to my improvement vs. land when no pulled remodel permits and live in a 1960's home.

I think that's better for you, from a protest standpoint.

In my experience, it's next to impossible to argue land value in a subdivision, since they are "usually" raised or lowered in a consistent manner throughout the area.

Correct. Under Exemption Type: None. I've never seen it either outside of homestead exemptions.

Just checked our valuation is on the website.

Per HCAD the market jumped over 14%. And of course, by sheer coincidence the appraised value is at the statutory maximum of 10%.

I found this section in the Texas Tax Code:

Tax Code Section 23.231 sets a limit on the amount of annual increase to the appraised value of real property other than a residence homestead to not exceed the lesser of:

the property's market value; or
the sum of:

the property's appraised value for the preceding year; and
the market value of all new improvements to the property.

Did they go up by more than 20%? The last Legislature came up with a little 3 year experiment out of nowhere in special session where all properties under $5 million get a 20% value increase cap.
