Moving back to TX, need some realtor guidance

We have been in Oregon since 2020 but are moving back to TX. My wife and I both have jobs waiting already and both of our offices will be near Parker and the DNT in Plano.

We moved from Mansfield so we aren't really familiar with the neighborhoods in Plano. We aren't really worried about schools since our kids are in college.

Our home preferences would be a one-story, 4 bedroom, 2,000-2,500 sf, without a ton of updates/projects needed, budget is $400k-$500k. We would also like to keep the commute short since we have been spoiled with our short commutes here in Oregon and don't want to go back to having to drive an hour to work.

Really anything within 10 miles of the office would be great, but open to a little wider range depending upon the house.

Any advice is appreciated

North Carrollton might fit your bill. Look at the neighborhoods around Hebron/Josey. Lewisville ISD and I'd pay a premium to feed into Homestead elementary.

Your buck will go much further a zip code over than it will in Plano.

Unless he goes east of Coit. Plano ISD used to be very strong, maybe still is, but many people are opting to send their kids to private schools instead.

Also, I would strongly recommend researching school feeder patterns, as many districts in the area are closing schools due to decreases in school-age population. Plano, Richardson, Carrollton-Farmers Branch, Lewisville, and Allen have all announced closures over the past couple of years. In my wife and I's case, we're zoned to a well regarded elementary in Plano ISD which is receiving students next school year from a similar nearby elementary which is closing, so it shouldn't be an appreciable change. However, you would want to be aware of any rezoning which potentially moves into a substantially lower-performing school, as the school feeders often have a noticeable impact on pricing and resale.

Lastly, if you are looking at any houses older than the mid-80's, check to see if cast iron sewer lines have been replaced, or at the least, that a lack of replacement has been factored into the price. This work is extremely common within older neighborhoods in the area, and can often cost 30-50k out of pocket (insurance typically does not cover it). In cases where the cast iron has been replaced, it is quite common for the sewer lines to be rerouted around the perimeter of the house, so this can help give you an indication that this work has been completed when you are touring. Pretty much any inspector in the area will be familiar with this.

What's your criticism? The intersection I posted is easily within 10 miles of that office and he's more likely to find something within that price range.

I'd recommend you interview 2-3 agents to see which one fits with you and your family. This was my point. People try and transfer into this elementary school and we paid a bit more for our house knowing we were zoned for it. I'm not suggesting he needs the school but it's something worth thinking about if he decides to look at the area I suggested.
