I'd love to help y'all, and this is a great opportunity to explain my business model, which may or may not be a great fit for y'all. We split our commission with our buyers at closing with a minimum floor of 1.5% to us. To be able to do that, we charge $150 for showings. As an example, if you buy a $500,000 home and the seller offers a 3% commission, we'd rebate you $7,500 at closing less ($150xHoweverManyShowingsWeDo). So as long as you see less than 50 (fifty) homes, you're in the positive. Most clients see 3-5 homes in total, and I think the most I've ever done is about a dozen. Open houses without me are free and if you want to offer on one I'll go see it for free with you after.
