DCAD website has been updated for 2025 values.

No change from 2024 in Lochwood in NE Dallas. But I bought below the assessed value in November, so you can bet I'm still submitting a protest.

Curious what others are seeing...

lol. Up 15% here in Lakewood. I'm going to fight though. It should be zero as we sold the house in February. Still has us listed.

Our appraised value jumped 30%. We are capped but F the appraisal district. We have now passed the value that we could reasonably sell our house for. The entire system needs to burn.

Appraised value has more than doubled since purchase in 2017. Total insanity.

Only up another 3% in Lakewood. Still capped from big jumps in years past. Up 36% total since I bought in 2018, but I have a small house on a really oddly shaped small lot.

It looks like we're up 12%(capped) in Denton county. I'm just north of the Dallas county border.

Is the state legislature looking at any property tax changes again this go around? Feels like the state house hasn't had any movement with bills and I haven't heard of anything for property taxes this time.

Collin county (prosper) - county actually did something right. mine went down 2% and actually finally matches what I believe market value is.

still pissed they were high last year.

Mind educating me?

I'm in Prosper and my appraised value dropped by 12k but my Homestead Cap Loss was reduced from $155k to 73k meaning my assessed rose. Why would my HS cap loss reduce that much?

Using round numbers below, but I think this is similar to what you're describing:



Your assessed value went down $12K, but your taxable value went up the maximum 10% cap which is a $74K increase - - so those two components converging thereby reduced the delta(? - - I was a Finance major but only because all the real estate classes were under Finance).

Someone who's smarter than me might be able to better explain it.

Over 20% in Parker County. Basically exactly what they attempted last year before I successfully protested. It is inevitable.

Oh and my closest neighbor (more square footage with almost identical lot) has a new appraisal over 100k less

Duck I'm in thesame boat. My homestead cap loss still exists and I'm still not at appraised value because of the 10% annual cap. I'm just finally glad they got the market right for me for the first time in 5 years. So them reducing the appraise value will have zero savings on my taxes. Just helps against potential future year raises/limitstions

Currently assessed over market and 70% of the 22% increase is lot value. If they removed the entirety of the improvement value increase I'd still be over market.

Can't protest lot value and mine is 2/3rds of the assessment. Improvement value would have to be well below rebuild cost to get total value to true market value ($120k-ish). Neighborhood is slowly being torn down to build 1.5-2.0m homes. I'll be the guy from Up eventually.

Up 9% this year. Up 39% over the last 2 years...

Proposed assessment now likely exceeds what I think I can sell the house for.

Property down $41k, Land up $41k.

Funny how that worked out.

ETA: Appraised value stayed neutral, but now assessed value increased by $55k. I guess it doesn't really matter since I'm so far over the 10% increase that it'll take forever to catch up, but this just puts it further out of reach and minimizes/eliminates any protest arguments.

Collin county. Land stayed the same, house up 18%. Absolutely no way I could sell our house for what they have it at, and probably couldn't sell it for $100,000 less. We bought in April of 2022, at the height of the insanity and pricing, and they have it valued currently $100,000 more than we bought it for despite houses in our neighborhood being listed for substantially less per square foot. Will definitely have to protest again. No idea how they come up with this crap

Just got mine from Collin CAD, and assessed value is up 33%. Evidently, the improvements from this past year while out the 10% homestead cap. My assessed value is up 75% from 2021.

Texas Property Value Protest saved me 20% last year. Will try them again to fight the 20% increase this year.

Market value for my house in Southlake stayed the same this year, I've had a house in DFW almost 25 years and I can't remember if this has ever happened before.

Unfortunately my appraised value continues to climb to catch up, still around 15% below the market after this.

Home value went down, but land value went up 21%, so my overall tax burden increases. Love the idea that .25 acres in a built out neighborhood can gain in value, when nothing around the area would suggest growth in value.
