Fayette Co Ranchette - Need some feedback

Need some honest feedback. I built this ~ 8 acre ranchette in between Fayetteville & Warrenton (near Roundtop) in 2022-2023. Our Goal was to sell it. Unfortunately, the market is not responding well.

I believe I was a year too late as I think by the time I finished it, interest rates had deterred alot of the buyers of country places. So, its currently listed, but just not a lot of interest.

There's lots of folks on here who enjoy ranch weekends, but wanted to some feedback on if this property is desirable and if economic conditions were different, would be an attractive investment for yourself being you're an Aggie in the Houston/ Austin Area. We're at a crossroads whether to furnish it/ VRBO it or keep marketing to sell.

Full Kitchen and Laundry
Clean but Rustic - its not a House in River Oaks or Highland Park!
2 X ~400 sq ft casitas.
Very nice Outdoor Firepit
Several Large Majestic Oaks. One has to be 75 years old by its crown size
New Well
New Septic

Cons:

Has a high voltage line and pipeline ROW running through the corner
Small
Main House is a little tight in some areas

It looks like a very nice place and sounds like a great location; I'm in Houston.
Not to get political, but some of the economic uncertainty and current lower oil prices are why my family is reevaluating major financial expenditures. We're going to drive our cars longer, kids currently in private school but one moving to public for high school, etc.
That said, we might not be your target buyer anyway, but are kind of in a holding pattern as we see how things look for our family and how the current economic environment shakes out.
We are also casually looking for a property that is a little bigger, but less developed, that would qualify for an ag exemption.
The utility easement and right of way wouldn't be a big deal to me, but would probably want a bit more acreage.
Good luck with your sale/lease; that's a nice area and looks like a beautiful property. It looks very nicely done.

It looks like a cool place. I have a friend who is trying to sell his ~30 acre place in New Ulm and he hasn't had showing in months. However, his realtor and realtors I am talking to for something I am looking for act like the market is great. There's definitely a disconnect between what the realtors are saying and reality. I think the problem is realtors are still telling sellers they should list at 2021 prices and buyers aren't having it.

I have no clue on the pricing but that does not seem bad for what you have.

Based on that location, I can tell you it would be booked solid during the Spring and Fall shows at Round Top

Strange times - I sold 29 acres outside centerville in a month of being on the market a month ago, but others say it's tough out there.

The powerline isn't helping you when it's only 7.75 acres

Great place and has a ton of potential with minimal additional investment.
