For example, today when I called I could get into any resort but this is early May, when kids are in school. Obviously it would be much more difficult over Spring Break, x mas, summer etc. Their are 13 SL resorts in places like Branson, Orlando, Canyon Lake, Georgia, East Tx, here is the complete list.

Wait ... so you get cheap lodging at other locations... when most people really can't go on vacation??? Where do I sign up?

This thread makes me happy. Some good family friends of ours have a time share and love it. They are always talking about how they can go to all these different places and their kids can use it, etc. For as long as we've known them, it has been used exactly 0 times.

KW02, good find, looks like fair mkt value is $1000 to $1500.

Just some further color on the RCI exchange and thanks for all the ridicule as this has made me evaluate the worth and usage of the unit and the RCI exchanges. My wife did a search today for our 2013 banked week, we never use the weeks in Conroe, we just bank them with RCI for an exchange. Our 2013 exchange is worth 21 points, we can get a place in Breckenridge that we have used before, Valdoro Mountain Resort which is a Hilton vacation property, very nice two bdrm with sleeper, base of Peak and 2 blocks from down town, here is the link:

We can also exchange for Cozumel and Cancun. So the cost is the annual fee of $410, plus the annual RCI fee of $70 plus a $210 exchange fee. So multiply $410 and $70 times 2(pay even and odd years) plus $210 and you are around $1270 for a week at nice place, so around $185 per night for place with fully stocked kitchens, bathrooms etc. I think if you rented a place like this it would be around $300 a night so it pencils out.

So despite how awesome this thing is, you didn't use it in 2013?

And it saves you about $115/night, but with an upfront cost of $3750? So it will take 10 years to break even if some sucker buys it from you?

I have a timeshare during Spring Break in Northern Kauai. Was a wedding gift during our honeymoon in 2009.

We've used the points to fly to Wisconsin once and Las Vegas once. The rest have been banked or expired. Fees are $36 a month.

Selling for $5000 so I can buy the professional camera and equipment I need.

BQ03, you also have to factor in the use of the Silverleaf family of resorts throughout Texas and the Southeast, those you get for your annual membership dues.

My grandparents had a couple summer timeshares on Lake Conroe for 7-8 years. Played that ****ty putt putt course many a time with backwoods cousins who were tickled to death with it.

After realizing we hadn't been for a couple years I asked what happened to it at our last family get together and the room went dead silent. Smiles turned to blank stares of rage.

The maintenance fees became too much and my grandparents got worked over to the tune of $20K to opt out of the contract.

My grandpa heaved a sigh and said well it was worth it to spend time with the family. We had good memories. I realized then that's how this crap keeps happening. People will always find a way to justify getting fleeced.

Couldn't really get any excat financial details out of anyone. One of those we will never speak of this again.

Why am I selling? Have a deer lease in Wimberley, Condo in Bryan(Traditions) so don't have as much time for this or flexibility(kids in HS and College) to schedule the trade trips in the summer. Since this resort is worth less in trade value than the ones I am getting in CO you have to be flexible on when you can go.

I was getting slammed and saying it was worth $0 and just provided hard evidence for my case that the real value was $3750. Sheet, I have two college/HS kids that have cars, drive, insurance, a deer lease(camper trailer, 4 wheelers, jeep, blinds, etc etc on the lease) a condo, golf cart, all kind of junk. So the $5k I spent on this and $400/year carrying cost on this is a rounding error. If you have older college/HS aged kids like I do you will understand.

With the two free weeks of vacation use i have banked I really prefer to just keep it for now until I use those up, then sell it, unless someone just demands to have it.
