I thought the point of a vacation was to go to NEW places that you have never been before, not the same exact place over and over and over again, but maybe that is just me.

My in-laws sold theirs for <$500> after paying attorneys and closing cost. Best $500 they ever spent.

Believe it or not.. I also work with a guy who PAID someone to take a damn timeshare off his hands. Absolutely one of the worst scams ever invented.

I think I need to open a timeshare condo complex on Lake Conroe

5,000 for a week every other year (probably charged more than that to buy it initially) means $520k/unit sold + $40k/unit/year in "maintenance fee" revenue. Did I do the math correctly? And all I'd need to do is maintain the "golf course".

ATM 9000, you pay the SAME annual fee and RCI fee per year regardless if that is a year you use the trade, do the $900 figure(carrying cost for 2 years) is totally accurate.

Why am I selling? Have a deer lease in Wimberley, Condo in Bryan(Traditions) so don't have as much time for this or flexibility(kids in HS and College) to schedule the trade trips in the summer. Since this resort is worth less in trade value than the ones I am getting in CO you have to be flexible on when you can go.

Demand is brisk, $4000.

Plus you have to throw in two Bama tix with Lot C or better parking.

Bama tix required to be yardline seats, unless zone club, between the 30's, first or second deck.

My parents love theirs, and we all go to Oahu, Kauai, or Maui once a year and have a blast. Occasionally we trade it, but we all love Hawaii and haven't come close to getting sick of it yet as we are tropical water people. I haven't crunched the numbers, but I remember thinking it was a great deal when I initially saw a summary of the costs years ago...assuming we all continued to use it regularly going fwd and that my family and my siblings families also use it with our families going fwd. Maybe they are being taken for a ride though...

My parents have a time share and love it - they use it every year for the most part and go all over the place. I don't think they've ever been to the same place twice. On the odd year that they don't plant a vacation, they either bank the points or sell them - no big deal really. When they bank, they upgrade their room or go somewhere that they ordinarily would not have gone. They seem to come out OK on it.

Over the long run they can pan out to be a decent deal, but you have to use them for that to happen. They are a front end loaded cost though, and that is what most people don't like or understand. The first 3, 4, 5 years you simply aren't going to save any money at all. The perk is that you usually get a much better place to stay than a hotel.
