The land appraisal alone is more than the house across the street sold for a couple months ago.

I think I'm going to hire out my protest this year.

Did a large renovation that upgraded my CDU to very good and renovation to Total so got a 46% increase on market and appraised as expected.

Bright spot is they didn't change my sq footage that we added to livable area.

Could be a tough dispute this year...

They misspelled their own company name on the "About Us" page and the new client sign up page says the agreement is for the year 2021. I'm not sure that's a ringing endorsement for their attention to detail.

I used Rainbolt last year after watching them file several very successful protests for a neighbor.

They weren't able to make as much headway last year, but they did lower my market value. I think that's more of a function of HCAD just becoming more and more difficult to work with.

I paid them $175 last year, even though they technically didn't save me any tax $. Frankly, it's worth it to not have to do it myself. One experience with the kangaroo court they call a review board, and I'm done.

I always stop taking new clients close to the deadline date each year. This year my cut off for new clients on 4/25.

Looking at the price per sq/ft, it's about $152. There are 2 houses in my neighborhood (one on my street 3 houses up) that have both been on the market 45+ days for <$140 sq/ft with no offers. Wonder if that'll help with protesting?

Market up 14%, appraised the full 10%, total tax up 12% (possibly more if they increase rates yet again.

This after a 19% increase in my tax bill last year due to the combined 10% appraised value increase and the tax rate increase.

The fact that they can raise both the taxable value and the rate is BS. The whole 10% cap is an optical illusion. They are already increasing their revenue substantially with the across the board value increases. Don't tell me things cost more, you already gained that inflationary bump in tax collections with the tax basis increase. To add additional tax rate on top of that is just stealing our money even more than they already were.

I'm a 1st time homeowner with a brand new build in 77009 (gentrified area). Got my first evaluation this week and the evaluation is lower than what I paid for the house by >10k. Guessing this is a good thing since my taxes will be lower?

yes, but that actually raises an interesting scenario.

Using made up numbers:

- You buy house for $600k
- HCAD Appraisal is $590k
- Comp homes on block have HCAD appraisals of $500k

Do you have a good case to have your appraisal reduced to $500k based on comps?

Or would they just point to the price you paid and reject the challenge?

I actually don't know the answer there.

My understanding is that you would argue "unequal appraisal" in that case. Separate from sales comps.

Not saying they would listen, but it would a valid argument.

Your neighbors' market values are all publicly available on the HCAD website. You can ask them, but you don't have to.

As another poster said, if you do the online protest (called iSettle), you would just list the addresses of the properties that are the same or almost the same as yours and point out that their market values are less than yours (if this is in fact the case). State that it's new construction, the houses are identical, and that your property should be valued the same/similarly as all the others.

Do not under any circumstances tell them what you actually paid (there is a place on the protest form to do this, in the event your house is valued for more than you paid).

In my protest and appeal experience, if your house was listed for sale on the MLS, there is a good chance HCAD already knows exactly what you and your neighbors paid. But the online protest is easy and probably still worth a shot, if you can make a case for unequal value.

Others here can comment if their value was ever increased after protesting. I've never had that experience, but I've only protested about half a dozen times. Worst that happened was they rejected my online attempt, kept the value the same, and I appealed the decision (and got it lowered).

From 2018 thru 2023 the tax rate drifted ever so slightly downward, that was due to the restriction that the county's total revenue could only go up by 3.5% annually without voter approval. When the tax base gets raised by 10% almost across the board, the only way to limit total revenue is to reduce the tax rate.

In 2024 however, that tax rate saw a 4% jump. Harris County leveraged a state law for disaster areas that exempted them from the 3.5% increase in revenue cap, so they raised everyone's values the 10%, and then popped a rate increase on it as well to max out their theft, add in that almost every taxing entity also raised their rates for the first time in years, and the snow ball resulted in an actual tax increase of over 16% for me.

Last year I paid someone to protest my taxes and they did a good job.

Of course this year, hcad raised the market rate 37%, but they are capped at raising my appraisal rates the 10% max cap.

What do I do?

1. Nothing
2. Pay someone the protest again and probably get the market value reduced, but probably not below the appraisal value. If I do this, I have to pay the protesting company for "lowering " my market value even though my tax bill won't change
3. Something else?

I'm in the same boat as you, interested in other opinions but I think protesting to get the market rate lowered will save us in the long run
