Crazy that AI says that CS inspections and codes are onerous.

I've seen people on here say "CS is no different than any other city when it comes to new businesses."

A buddy in town said that the city of CS was horrible to work with when he built his office with different departments giving conflicting code requirements. I heard the exact same thing from another friend who has been going through the process. I don't think that's unique to CS. However, that same friend's company got their loan through a commercial lender that does business all over the state and the lender told them that CS and one other city in Texas were the two worst they've ever dealt with. I don't recall what the other city was.

I am excited about the Sourdough & Co.

I had this in Las Vegas last year. It was so good!

They also had a little robot deliver the sandwich to your table.

What I've found is there are lots of different departments that seemingly operate independently and do a poor job of communicating between one another. I've been on countless merry-go-round phone calls of each department telling me to call the other.

That said, there are good people within each department.

The process is generally much smoother with Bryan.

/end derail

The Asian restaurant that was planned for the old Fedex location on University appears to be officially dead. The site is back on the market for lease.

That has to be a super expensive location. I don't know how the restaurants in the area make it, especially this time of year.

Yeah. This site has been interesting. It was originally being marketed as a site for a new high rise and then they changed it to a lease for a restaurant or retail. An Asian restaurant out of Houston (I forget the name) had been "working" on the space for the last 18 months and pulled permits for construction as well as alcohol and then it all seemed to stop several months ago and the site appeared abandoned. I am not surprised to see it back on the market. Hopefully whatever work was done will make it easier on a future tenant to get the space up and running. Ultimately, I think it will need to be something higher density there.

The cost per sqft will require vertical construction.
Only way this deal will paper for buyer.

Amateur? I was thinking semi-pro for the staff. The only amateurs are the drunk customers.

Anyone know if there is any truth to this one?

Saw it posted on Facebook ... so gives me some doubts to it's accuracy, but the area is booming and it would be right off 6 next to the TXB they put out there, so would likely get a lot of traffic.

There is a McDonalds 3 miles away in Tower Point, then another a few more miles away at Rock Prairie.
I have no idea if this is real or not, but is the demand that high for these? I guess it could be.

Yes. It's real. I posted about it when they filed the TDLR paperwork for construction. There is also a McDonalds planned for near the Dunkin and Dutch Bros on Wellborn.

Oh and also a McDs planned for near the Villa Maria Walmart, replacing the gas station location near there. They are in expansion mode in BCS market.

Probably have take-out only hours after 10pm, then shut down as soon as their lease expired.
