There is a group around Temple that has rights for this area for Summer Moon. I know of another person who also wants to partner with them.
Give them a few years.

I'm sure you're aware, but in case you aren't, that exact building used to be a Weinerschnitzel. It wouldn't be terrible, but access in and out of the Walmart lot is quite the PITA.

The constant 15 cars in line at the dirty soda place shows that the area could be attractive for the right concept. Until a dirty soda place opens on University and everyone goes there instead.

Just wait until Haraz Coffee House opens. I've had it before in Nashville and it's ridiculously good.

Yes, but there won't be a menu or a speaker. You have to call ahead with your order at the drive thru.

Zeitman's announced that they are closing at the end of the week. They cited costs. They will continue to do catering.

Also opening a wine and cocktail bar next to Damiano's in Navasota.

The rents that these places are paying must be taking them under. A ton of landlords in other markets have gone to a minimum base rent and a percentage of gross sales up to a max rent. Usually, it is paid monthly and trued up for the year. The max rent is pretty lucrative to the landlord if they hit it and they are willing to ride out the situation with the right tenant.

That's not Zeitman's issue. They own that part of the building. It's mostly the cost of proteins and long hours of downtime. Breakfast and lunch are super busy but the hours in between not so much.

I've gone a few times and there has always been a few cars in the drive through, at least. Their coffee is so weak tasting to me, so it is not in my regular rotation.
