New McDonalds going in at the corner of Deacon and Wellborn, adjacent to Dutch Bros.

I was hoping that corner would be something a little more interesting.

And not real far from the one on Rock Prairie.

In a community like this it's hard for McDonald's to have market saturation. It is indeed sad but also very real. Very low per capita retail spending here. The last TAMU real estate center market report I saw showed Victoria and Tyler had higher per capita retail spending.

It's more than a mile, about 1.75 miles. If you look at the rest of the city, between 1.5 and 2 miles away is actually normal.

My big problem with McDonald's is how hard they've tilted toward the app/delivery/drive-through and a lack of menu items (compared to pre-2020).

Wells Fargo at 321 University Drive, College Station, Texas is on the list of locations that WF will close… This is on north gate next to Freebirds and TX Aggieland book store/clothing company.

If I'm reading Brazos CAD it is owned by Dixie Chicken... and Harvey Washbangers also appears to have owned their land?

My guess is they didn't have enough business insurance to cover the cost of all the machines and everything - those washers and dryers look to be $10-20k each

The bigger ones have a good golf selection which would be nice here, but idk anything else they'd have that Academy wouldn't.

I still don't get the building move by Academy. Store isn't that much bigger. I also don't understand all of the empty commercial space like the old Academy building. I thought I read on here the landlords are not interested in selling the property only leasing. How can you afford to let an asset sit that long empty?

The current Academy is about 73k square feet. The old Academy up the highway is about 54k square feet. The original store was about 30k square feet. So probably not as a dramatic increase from its Redmond Terrace store, but a noticeable one nonetheless (plus a lot easier to access). While it has been empty for almost eight years, there's a more retail space in town that has been mothballed for longer. Walmart Neighborhood Market in Bryan has been closed for nine years now, longer than it was sitting as a vacant Albertsons. (In fact all three of College Station's Albertsons stores sat at least eight years after closing; each).


It looks like Holleman Drive (near H-E-B) will get a pedestrian crossing with HAWK beacons.

Pretty sure that there was a Dick's Sporting Goods by Target in Bryan that had very little business. They shut down in the last few months I believe. It was small, apparel and shoes and some inflatibles.
