That wouldn't make any sense. Do you know how many $ a SF they spent on their campus on RP? But I'm pretty sure something is coming to the Fitch location. It won't be BSW.

I want to turn it into a live music heavy metal venue.

Let's try some names:

The ER

The OR

Doc in the Box

The Band-Age Station

Poison IV

If they'd put in a couple dart boards, I'd be there every week, if not more.

Are there any plans for the CapRock Hospital in Bryan or the ER in College Station? What could they become? I would think someone like Scott and White would buy the Hospital.

Sometimes those become physician-owned facilities backed by private equity.

Obamacare banned the physician ownership of hospitals. So unless you owned one before Obamacare, no new ones are owned by doctors. And if it was owned 49% by doctors that percentage can never increase. Freestanding ER and Urgent Care not bound by that law.

Haraz Coffee will be going in the new center near Texas and 2818, along with the previously announced dentist office and laundromat.

I am not familiar with them, but they currently have over 30 locations.

Haraz Coffee is on a mission to share the rich heritage of Yemeni coffee with the world. By sourcing the finest beans and honoring traditional craftsmanship, we bring the bold, authentic flavors of Yemen to every cup. As we expand across the United States, we're committed to creating unforgettable coffee experiences that connect communities and celebrate culture.

What was the reasoning for that? Did someone actually think a CEO of a public company or an ownership group would be less greedy and concerned more about the patients than the doctors?

Or was it simply that the mega hospital chains were good at lobbying and wanted to reduce potential competition from physician owned hospitals that might treat their physicians better and care more about the patients?

The later. Physician owned hospitals - those that started before 2010 - lead in providing high quality, reasonably priced care with price transparency. Check this one out in OK - they are an international destination because of their leadership.

Assuming that big money was the owner putting dollars in that pulled the plug because of negative NOI on a recurring basis ?

What is going on with the new movie theater construction at Midtown Park? It doesn't look like there has been any activity there in a while.

This is the problem with these big ventures. They are too big. If you start small, cash flow the whole thing, yeah you might grow more slowly but you also are profitable the whole way. I'm in vet med and see this mistake all of the time

I actually thought that's what they were doing. If I remember, I thought they started with urgent care and then added along the way.

KBTX or the Eagle should do some actual investigative journalism on this and find out what is going on with the project. How much money did the city of Bryan provide in incentives?

City seems to have finally finished the work on the lakeshore in that area within the last few weeks.

I find it telling that in the article about the closed city council session to discuss the movie place, the city guy insisted the lake work wasn't behind schedule because they had to wait for permits. It is absolutely true that they need permits and those can take forever, and I don't fault the construction guys for that delay. But interesting that it came up in the context of the movie place.

Seems to me if you timeline a project on the assumption something will get done at a certain point in time, then that gets pushed back due to permitting, then lots of the project gets delayed. I just don't see how you can open the facility with active construction on the lake shore, so it makes sense to me to get to a stopping point and then put everything on hold. The downside is that once the lakeshore stuff is done, it might take a few months to get back on the trades people's schedule.

Any "investigative journalism" by KBTX and/or the Buzzard will be about other cities and towns in the area that they don't have an unspoken agreement with.

More apartments for Bryan

Quote:

In June of 2024, the Bryan city council voted six to one against rezoning land at Copperfield and Boonville for a $67 million dollar luxury apartment complex.

Tuesday night (August 12), the council approved the rezoning by a six to one margin.
The vote came after more than two hours of comments from 15 public speakers, 13 who opposed the project, along with detailed presentations from three representatives of the development.

The land at the northwest corner of Copperfield and Boonville was formerly zoned for townhomes.
Opponents wanted retail. The applicants said that land will never become retail because of the cost to deal with two creeks and the location is too close to the H-E-B that is being built at Boonville and Briarcrest, which will bring additional retail.

Yeah. University on the east side of the bypass is going to need to be three lanes each way soon. The traffic increase just in the last 5-10 years has been more than noticeable.

No no no. These aren't just any apartments. They are "luxury" apartments for millionaires who come into town to play Miramont. Millionaires who are members of the CC who don't live in town and millionaires who are waiting for their homes in Miramont to finish building.

At least that's what the developer said while selling his load of junk to the council. All but one of which bought it this time.

The best part of the snow job last night was the "independent" traffic guy who said that 500 extra cars going in and out that that "luxury apartment" would only add 1 second per vehicle to traffic times. And the council took that to mean 1 second overall. They completely whiffed on 1 sec/car.

158 and Copperfield will be a nightmare when this is done. But of course this city loves them some traffic nightmares. And medians. And traffic circles. And torn up roads that they cannot seem to finish.

But hey. "Luxury apartments for millionaires who come in town to play golf" sounds really cool.

A little more info on the La Madeleine locations. The first location is going in an unidentified vacant restaurant and the second location in the old Zaxbys. For the vacant restaurant, I was thinking maybe the former On the Border, but that is apparently a Mr. Beast ghost kitchen (news to me). What are some other vacant restaurant locations? I would think Varsity Grill would be too $$ to make the financials work.

Quote:

Mahmood said he plans to open his first La Madeleine by December, in a vacated restaurant in College Station. He wants to open his second location, also near the Texas A&M University campus in a former Zaxbys, next year. He'll scout sites in Houston for his third La Madeleine location.
