I suspect the bright people with capital to invest in opening one don't see a reasonable return on investment.

You can't tell me that the Hall didn't print money. Building was forever old and no updates, always packed, not a ton of employees. Only open a couple nights per week.

There has been significant work being done on the lake shore adjacent to the building recently. Drove in a bunch of steel beams and build a retaining wall, then backfilled. Fairly close to the building.
Not sure if that was all part of the original plan as there was some shoreline stuff planed, or if there was erosion concern that needed addressing before continuing with the building project.
