The varsity owners are in that building and land for way more than they ever should have been. No one is going to come along and fork over 5+ million to open another restaurant in no man's land on Highway 6

There's an old saying that the third occupant of a restaurant is the one that succeeds. The vast majority of that build out is already spent. As long as the owner of the property understands nobody is buying out that property they'll get it leased at some point. It's a terrible location but someone will try.
The federal government was never meant to be this powerful.

This is my profession, and it's going to be extremely tough. They still have hefty debt service on that building. That's going to be a robust lease rate in a location that quite frankly isn't terrific.

1. yes, Javi's has posted recently about doing a full kitchen renovation
2. since it only closed a month ago I would expect to see a new chain restaurant taking up space, or at least a local one
3. it was built when the Harvey Road corridor was a trendier location but yes I would expect to see something new within a year or two
4. kind of an unusual location (no other fast food restaurants like it on that side of the street, invisible from the freeway) so probably non-food

#5 would probably be Applebee's.

4. It's highly visible from 40 on both sides. This failure was one of absolutely awful dying concept and poor operation. Raising Canes could backfill that space and crush it. Good concepts will thrive. Blue Baker, La Bodega, and RX are all doing well in the development.

Given that Zaxby's has closed in other locations you're probably right, but none of those others you listed are the typical drive-through fast food. A bad location will push a mediocre concept off a cliff.

It's a bit like Bush's Chicken, even though I'd say the local locations weren't as well-executed as the ones in Waco-Temple-Killeen, the locations they picked were atrocious.

Especially when you have several different options in town to get comparable fare with drinks for 2 people at around $150 without trying too hard. These are prices I would expect at "experience" type places at 5 star resorts on the strip in Vegas. Nothing I've seen so far just screams "special place", and you really can't force that into existence with an uppity dress code or beef from bougie cattle.

Yes, I tried to say that in the other thread, but was shouted down by the "Ackchuuuuallllyuyy" crowd. It's a shame because I live out this way, but if we can get a more affordable similar experience at Republic, then that's where we will be.

I don't see any Michelin stars next to the HEB.

The a la carte prices are in line with or higher than places like Fearings at the Ritz in Dallas, Pappas Bros Steakhouse, Al Biernat's and on and on. That's not sustainable here. We don't have enough people living here to keep rotating through the restaurant a couple times a year. You need regular business to thrive here, and I'm not dropping that kind of dough every Friday or Saturday.

Javi's has been leased for over 9 months it seems, what seems to be the problem with moving forward? Is it the city permitting, lack of contractors ?

Location doesn't really matter when it's a "special occasion" place (for most folks). If it's not substantially better than Republic, I'll just go to Republic. The extra 15 minutes a few times a year isn't going to be a problem.

I think a lot of business that sustains the fancy places isn't so much regulars as conferences, expense account visitors, etc . TAMU is a big part of this with job recruitment dinners, workshops, etc. Then you have special events like weddings. But the combined volume of all this I'm not sure is quite enough.

We don't go out much, usually 2x a week and one of those is usually post church brunch.

This week.

Anchor Bar- $1 wing on Thursday is a good deal. Service has been fairly slow the times we have been but still good quality bar food and good price with the special. Can only order wings in sets of 10 which is more than I want to eat but splitting them + an app or dessert is still a good balance.

Urban Table (brunch)- fantastic avacado toast- huge and messy to eat but excellent paired with an espresso martini.

we try to support Anchor Bar as my father is from Buffalo originally and we like it.
but it is becoming more and more difficult to continue. the service has gone downhill.
the food is good. but its never crowded.

the pet peeve in the last 2 weeks is their rationing of silverware.

we asked for silverware and the waitress asked 'how many forks and knives do you need'

they apparently are short silverware because people are stealing them.

Really? read your table, when you have 2 60 yr olds and 2 80yr olds, go ahead and give us 4 forks and 4 knives. and don't be snippy about it.

That's a bizarre stance for a restaurant. Made me think of the Kreutz deal lol.

I've been to Anchor once. We sat at the bar. Service was good. The wings were great. I did make the observation that it was almost empty at lunch time. I wish them well, but they opened up around the same time as Pluckers that has a very comparable wing, a better location, and a much more lively atmosphere. The atmosphere was the deciding factor for us to go to Pluckers over Anchor last Friday night.

Other recent experiences we've had:

Taco Bar: I love this place and hope they do well. Service and food is always top-notch. They're just not in a very visible or easily accessible location.

Gate 12: We gave this another shot for date night the other night. We were disappointed the first time we went soon after they opened. We were disappointed again. While the flavor was ok, my med-rare 12oz ribeye was maybe a half inch thick. Just not a very good cut of meat, especially considering it was $30 with no sides. I think Roadhouse is significantly better and less expensive. My wife got a burger that she said was ok. Neat concept being on the runway (I had ADS-B open on my phone to whole time watching for air traffic), but we probably won't choose to go there again.

Is there something special or interesting about their silverware?

I'd think it's much more likely that staff isn't paying attention and it's going in the trash than people are stealing it.

Went to La Bodega yesterday and was thoroughly disappointed. We went after church and it was not busy at all. Service was very slow and the food quality was not great. I was really excited to see the poblano soup and it was so salty it was inedible.

Not sure we will be back, especially at those prices. $5.50 - $6.50 for a taco and and extra $5.00 to add rice and beans.

We are a big fan of Anchor Bar. Love their pizza and wings. They have been very inconsistent as of late though. We have not had any issues with service so far when we've eaten there.
