Pretty in line with the other renovations I've seen the past couple of years. It's expensive to remodel and open a restaurant.

Another TDLR filing today, a hot pot restaurant in the Tejas Center. $200,000 in renovation in a 1,500 square foot space.

There's a large commercial kitchen at the Phillips center and a large dining room.

Respectfully disagree. Been twice, had one really bad experience, and one very un-noteworthy and unmemorable experience. Not willing to give em a third shot.

Been happy with every visit I've ever taken to 1860 or Capri.

Yeah, old aerials seem to show that it may predate even the section of Villa Maria between Texas and College. The "tents" portion was added at some point in the 2000s.

Coyote Moon Coffee opened recently on Rosemary near Jacobs Well and Texas Avenue, next door to the Curious Collections music store. They also have a drive-through.

The owner told me he's been selling locally roasted beans at one of the farmers markets, but recently opened this store front.

He doesn't currently have an espresso machine, but will be adding one soon.

$100/sf sounds pretty reasonable for what is probably a full gut and remodel including kitchen equipment.


As someone in commercial construction who has done a lot of restaurants, I can tell you that's pretty reasonable, if not cheap, for a full reno.

I begrudgingly went into Kohl's yesterday and they have sectioned off the front central area of the store to put a Sephora in. I find it a little odd when Sephora just opened a location in Century Square.

If I had to guess, I'd say it's located in a rural town in a "bar desert". It's basically a place where people can gather to drink beer with other like-minded folks.

It's not Brenham but yeah, it's a small town. These are a dime a dozen in small towns.
